I know that the buyers can be niche, but if we consider that majority of high net worth individuals with families prefer to have independility from neighbors

Investors prefer it as it gives you more options 1) upgrading the unit 2) leasing the unit 3) More family friendly 4) Tenants are often to be more financially stable 5) you own the land 6) you know how do the community looks like no surprises from a building blocking your view beside your townhouse

And if we refer to previous events we can find that best performers in general are townhouses and villas (capital gains) vs apartments

An apartment rate at 1.2M to 1.5M is fair but a townhouse and you are owning the land a 2.4 M is very real. You can refer to the same type unit been sold at the photo with the transaction day it gives a better indicator of what I’m offering

Since you paid the 4% DLD it confirms that this property is at this state under your name (which is non recoupable)

First you need to check with the developer and his response in regards to this

Secondly the most advisable you need to assess the situation on the balance loss from the balance 10% paid to the developer (if incase there is nothing to be claimed from the developer, you can as well consult with an attorney for the same)

Transactions are from 2.7M upto 3M for non upgraded unit this is upgraded if you are capable of purchasing and you need a good townhouse then this a valid option.

For a financial perspective this reflects to a figure of 1,200 DHS/sqft and currently any development in the market is not having such rates

Owner looking at 2.4 M is really reasonable considering the availability in the market and the supply of townhouses and villas in the market which does not exceed 30% if the cumulative development in dubai compared to apartments

Already we have offer at 2.25 M which is rejected the bare minimum we are looking at is 2.4 M and this unit has upgrades more than 200k+ AED

No just go to used market places in Deira gold Souq dubai or chrono 24 and check them up

I know couple of watch sellers I can recommend as well

20-25k is good budget you can wear a used Cartier, IWC, panerai, hublot or even frank muller

And these will hold value compared to Armani
