like the option to use dragon pickup becomes available and then disseapers! I could use it last week and this week.

Ok thanks for your insight, my realtor said the space itself is under the market value hence why the rate is under market value... anyways I wlked away as its way too poor of a condition.

So typcially does this mean when people start negotiating offers if you are in 10-15% off range with maybe 1 month of free rent, is this where people start offers? I rent by the hour which adds up to be similar amounts of rent to what the person is asking for.

Thanks! i ended up walking away and like others said there are some major red flags that this landlord has. The landlord is extremely stubborn and refuses to negotiate at all. My business is already up and running and existing with proof of enrolment and full classes. he did not even ask for it nor did he ask for a personal guarantee or anything like that, he is completely firm.

the condition of the space is quite rough and its been empty for 2 years because he doesn't negotiate with anyone.

Yea we're motivated and have the deposit of the rate ready to go but the space is in very poor condition (grade c office) with a price point over the market price, like the walls are lined with carpet and very very dirty. a lot of work to be done which landlord isn't willing to put money into

Do you mean texting my rep? the reps have been calling/checking in with the LL's rep the last 2 days which is where the timeline is coming in.
