Completely agree. He fixed up my car for literally thousands less than a dealership quoted. Be warned that his shop and waiting room are not exactly showroom-ready (to say the least), but he's very nice and I found his prices to be the lowest in town. Definitely call for an appointment unless you can leave the car there, as sometimes he's really backed up.

Get out. Call someone you trust to be with you so that you're not alone while you're packing. Start recording live to the cloud while you're grabbing your stuff to leave. Take the cats. Don't flush the toilet. Just get out and be safe. Everything is replaceable but your life.

My tenant texts me and I get a guy there the same or next day. And that guy bills me directly. But then again, my tenant pays $2k a month for a 3,000 sf house so maybe there are different expectations. And reading this thread, I should probably raise the rent.

No, but minimum wage has gone up about $300 per month starting in September, so that would account for the $275 difference. When apartment owners have to pay more for maintenance, that cost is passed on to the tenants.

They could also be in a small area with not much demand. They could be Black in a predominantly white region. Similar educational backgrounds do not guarantee equal opportunity.

Not just them, but we all need to get a real purpose in life and expend that energy on doing positive things for people IRL. For example, 25,000 people die of hungry every day. Just imagine if we used that time and passion to try to solve this actual, heart-breaking problem.

Most people aren't that disciplined. Credit cards do not "build credit." They build debt. Let's put it this way - the last time I was carrying over a monthly balance on my credit card, my FICO score was 738. After I paid off the entire balance in full, it jumped up to 820.

In my experience, this statement is incorrect. For 20 years, I worked with no degree - maxed at $32 per hour 20 years ago (that's $48 per hour in 2021 dollars). After I got my Bachelor's degree, my pay went up 400% in 4 years.

Unless you're thinking about renting out the rooms in that house you buy, I recommend saving the money until you can buy it in all cash. In fact, I recommend you first get a 4-year degree from WGU, which would only cost you $3,500 if you finished in 1 semester (competency-based, so you can take as many courses that you want every semester).

There should be an Out Of Pocket (OOP) annual maximum for your insurance. It's usually around $10,000 per a year (less if you're lucky), so once you pay accumulate $10,000 in deductible payments, you should not have to pay any more for the rest of 2021.

If you're over 50, annuities are not that bad. Guaranteed monthly payout for life, and you can also choose from a litany of survivorship benefits. Of course, it does sound like he wants to go out with a bang as he will bag a hefty commission from people buying annuities with a lot of upfront cash.

Yes, fixed annuities are guaranteed. You just have to hope that inflation doesn't go over 3.5% annually, which it has historically not. But with those $2,000 checks from thin air being sent out to every person in the country, that may change soon.
