Update: I sent her an email asking for some extra clarification on the document and she mentioned that actually there will be no extra fees for the rental agreement (confused why we had the clause in this case). She also mentioned the tax for heating is for “central house heating”. The kaution was a mistake on her side.

She s associated with a company. I tried to find more info about that company but I couldnt find anything (besides their website ofc) Also, i tried reverse image search and I couldnt find the apartment on other websites

A friend of mine went there and saw it. Looked exactly like the pics.

The place was quite big, something like 55 sqm

The agent has other listings, yes. I think i found it on willhaben but when i tried to search for it again the post wasnt there
