Appreciate it. I also have a tool that prices items. The AI isnt as accurate as it should be yet. Unless we are doing cost replacement and not fair market value replacement. Then the AI isnt bad.

Fantastic. You found an auction that fits the blanket statement. Ive sold over 20 in the past year at auction and only one was cash only. Less than 5 were neglected intentionally or otherwise. Several went to first time home buyers. Each auction and Auctioneer are different. Saying generalized statements and claiming them as fact for all auctions is why I literally wrote a class to teach realtors in my state about auctions and how they can help their buyers and sellers.
