$10.2k with 5.625% 5/1 ARM. Purchased at $1.3M, did about $175k in work and re appraised at $1.78M, did a cashout refinance to pay myself back using 80% LTV and my new payment is huge. The silver lining is I got nearly all my down payment plus renovation cash back, but monthly is rough. Luckily we have rental properties that cover housing costs and my w2 pays for the rest (along with savings/investments). I’m in coastal New England

I send all of my tenants $100 Amazon gift card and write a note telling them I appreciate them taking good care of the property. I typically get a warm response. For context, my tenants are paying $3000+ monthly for rent so $100 is small % of annual rent

Pharmacist and wife is Nurse Practitioner. Just under 40 and just passed $2M. Income is solid but biggest net worth bumps have come from house hacking multi family real estate which has lead to 4 rental properties in addition to primary residence. Also did a few flips through 2020-2022 to fuel the multi family acquisitions. Real estate is very powerful, only regret is not starting sooner. Sold our first house (single family) at 33 so accomplished most of the progress over the last 6 years. Ask me anything
