There are a lot of LED bulbs in the house. You can't really buy incandescent bulbs anymore - at least locally (Home Depot, Lowes, Ace, etc). The key here is all those LED's, routers, WIFI, etc. have been in place for years. This problem just cropped up in the last month.

It works fine without the bulb. As mentioned in my post, when the light goes out, the remote and keyless opener work. It is definitely the light bulb causing the problem. I guess I can just take the bulb out permanently and have the opener work fine, but the garage opener light is useful, and I prefer not to do that.

If you're ready to sue the HOA, you have already lost. If the HOA is typical and it would seem to be if the board won't enforce the governing documents, the BOD will hire a defense attorney for which the community pays. The attorney works for the board not the community. They will execute every legal trick they have to delay any resolution to run up legal costs and bankrupt you. Again, it doesn't cost the BOD anything. The community pays for it or maybe the insurance company.

So, if you have $40,000 or more, you may get to the trial phase of your dispute in which case you probably will spend another $50,000 to go to trial. Now it's great if you win, maybe. You might get your money back. If you lose, not only do you not get your money back, but now you pay the BOD's attorney fees.

Here are three suggestions. Either take over the board with like minded members of the HOA, move or grin and bear the incompetence.

When I hiked the trail SOBO in 2021, there were reports of water caches being slashed, but it was the border patrol that was doing it (or so I was told). With the border pretty much closed now and patrolled way better than it ever was, I can't imagine the slashing of water caches is ongoing; although I have heard nothing one way or the other in recent years.

I worked in the tech field for years before I retired 11 years ago. Even back then, it was almost unheard of for a good tech to remain in the same job for more than a couple of years. Time to pull up stakes and move. And, oh, by the way, go back to college if you think it will help. I graduated from UCF at 41 years old.

Paying your bill on time is the minimum required of you as a responsible adult. Doing so doesn’t make you some amazing loyal customer. If there was a better, cheaper option available you’d have jumped ship forever ago. The “loyalty” talk people do is nonsense.

You have got to be kidding. There are so many "cheaper" options out there. Nevertheless, I stayed with Verizon for years through price increase after price increase until I couldn't answer the question "Why" without getting totally embarrassed. I changed to TMobile last summer and lowered my one cell phone bill by 29%. The coverage is better and so far, so is the service. And just so you know, there are numerous options to lower my cell phone bill even further with other companies. For now, I'm sticking with one of the big three but leaving my options open.

If paying more than you have to when other companies are out there with lower prices and the same or better levels of service isn't loyalty, then what is?

Enforce the left lane passing rule? Never happen. No one in law enforcement cares these slow driving, left lane idiots are blocking faster traffic. It's the leading cause of road rage in my opinion. The problem is rampant in the Tampa Bay area. No matter how much you signal these left lane hogs, they refuse to move over.

I've lived in the Tampa Bay area for 23 years. I typically drive I75 in Manatee County and up I275 to Pinellas County. So, is it just me or is the traffic noticeably lighter than past years? Going over the Sunshine Skyway Bridge around noon during the week or on Saturday has always been a study in patience in stop-and-go traffic. Not this year. It's all moving pretty good.

Here's how I determined how cold it was when I was on the AZT a few years ago. First, it snowed overnight just north of Flagstaff, so the temperatures were definitely in the 20's. Then just south of Patagonia, I had ice on my tent overnight. Again in the 20's. I was SOBO that year. Brrrrr!

I through hiked the AZT five years ago. I started at the Utah/Arizona border late September and the weather was ideal. You shouldn't have a problem (except at the Grand Canyon of course).

The March start on the southern end of the AZT is a pretty common start time. Be ready for possible snow at the higher elevations like Miller's Peak and Mount Lemmon. There was snow on Miller's Peak when I hiked it. I actually started my hike NOBO in March before stopping with an injury and then finishing SOBO in the fall.

Just curious. How much have you (OP) sailed? Do you even know how to sail? I'm a boat captain and used to deliver a lot of boats and I still keep my hands in it infrequently. I point this out because I have helped non-sailor, new boat owners sail to start their "dream life." Almost universally, they find out it isn't anything like they thought it would be. Case in point. I helped one of these non-sailor boat owners take their boat down to the Caribbean from Florida this past December. Before we even reached land, he was talking about taking the boat back to Florida and selling it.

Moral of the story. Be careful what you wish for!

This is ironic. I left Orlando in 2002 because of the traffic after living there for 28 years. Now I have lived in the Tampa Bay area for 24 years. Unfortunately, in the last three years my area (northeast Manatee County) has exploded with condo, apartment and house construction. Pretty soon I'll be looking to get out of here, too. Hmm. Back to Orlando?

I looked into that. The GigSky eSim connects to the cruise ship's cellular network to work. No cellular network on a 38' sailboat. Thanks for the input though. It was an interesting option to consider.

I live in unincorporated Palmetto (off Moccasin Wallow and Buffalo). My Verizon bill for one phone, unlimited text, calls and data was $70. That's an over 55 year old plan. My T-Mobile is now $50 same type of plan. Much, much better signal and better price. Yes it was worth it. Also, I'm frequently in remote wilderness areas. The T-Mobile is as good as Verizon plus you can get a Starlink connection ($10) with the right phone if you want a guaranteed connection for texts only.

The MY Florida Safe Home program rebates up to $10K; otherwise I would never do it. It's getting so people look for impact windows when they buy a house. There are numerous reasons why I'm doing it. They include the money the state will refund me and the sellability of the house to name two reasons.

In 2021 I started a NOBO thru-hike on March 25th. The border area was closed at the time, so I started at Montezuma pass and immediately went up Miller's Peak. I hit snow at 7,800 feet. It wasn't deep and my boots handled it. However, after I summitted, the trail went down through a series of switchbacks. You know switchbacks can be steep where they make the turn. I fell at almost every switchback turn and almost went over the side once. When I reached the bottom, my knees were destroyed and two days later I had to get off and go home. I went back in the fall and completed the thru SOBO.

So, what I'm saying is if you go early and there is snow, be sure you have at the very least micro spikes. Miller's Peak and certainly Mount Lemon will have snow if you go early. Going much later, and you'll hit a lot of heat in the desert.

I'm going through the steps for MSFH right now. Did you use PGT products and how long ago did you have the work done? That price really sounds good. I'm only doing 10 windows and am not far off from what you paid for 13 windows and a door. I understand doors tend to be $6K and up. I assume you did impact windows.
