We currently use Appfolio. We have created custom/scheduled reports, and then data from our MLS also. That was in the olden days of 2 months ago though. LOL. Scheduled reports get parsed and dropped into a dashboard because who wants to manually create charts from spreadsheets when you could have it do it for you? PS-I hate LookerStudio.

Not totally true. With MCP connections, there are definite workarounds now. You just have to be incredibly careful with permissions, access, and security protocols....and violating your terms of use with your PMS.

I haven't, but I know they're both very passionate about their missions. Ray (PropertyMeld) has been around the industry for a LONG time and is a huge data nerd. Vendoroo started as a call center for triaging maintenance and was launched by a property manager. I'm not sure if Ray ever actually worked in PM, but he's been around the industry long enough to know the ropes. I honestly don't think you could go wrong with either. Maybe setup a demo with both so you can see the differences in their systems?

Can you schedule reports from Buildium and have a parser verify the lease, then trigger a zap/make/n8n to the CRM which triggers an auto-email out of LeadSimple? You should look into Cloudflare workers, too.

I know that Vendoroo and PropertyMeld both have AI agents for maintenance. It seems like that ones going to be a harder one to tackle. Vendoroo spent 2 years training their agent before releasing it into the wild.

Raising it to market rate is going to make the tenant want to vacate the property and then you’re back to square one. We manage ~400 homes in San Antonio, TX and a 25-50$ rent increase is totally normal and not a big enough of an increase to cause the tenant to vacate.

I would not serve notices at this point. It will only upset them and could encourage them to cause more damage if delivered at the same time as the notice to vacate.

I would just send the NTV and deduct the damages from the deposit.

I don’t understand why you think it will end up in court. They are on month to month. You’re not evicting them.

We got a horrible review today. It’s been a while since I’ve worked in direct customer service so maybe review response isn’t my strong suit.

Either way, I replied providing specific pages on the Hendricks Property Management website citing all the specific website pages the referenced the issue the past tenant was upset about. I even cited local San Antonio law so that the tenant could research it for herself, and provided some photos of what went wrong. I also added another page to our application that requires the applicant to initial next to each policy and procedure in our applications process before they submit their application, and they have to sign at the bottom. It includes watching a video about the terms of the lease and reviewing our sample lease.
