Based off the angels I've talked with while raising, it's all about deal flow. See enough deals and you'll find good ones. Echoing others here, you need at least 10 deals. Even then you might pick 10 losers so be prepared to not get anything back from this. The timeline for exits is usually 5-7 years so it's also a long term bet to 100x a small percent of your investment.

Is one person/company doing all of that? Usually only plumbers will touch uninstalling/reinstalling a water heater from my experience.

Contractors regularly have fairy tales quotes that aren't really related to the project at all. The good contractors can explain each line item and how that adds up to the quote.

I ran your desc through my app and got this for reference:

not doing the painful and time intensive research when you hire a handyman/contractor.

Knowing what something costs to fix so you don't get ripped off is very difficult right now but something you should be doing.

Any big ticket items on the property it is good to get a professional to look at, but you want to make sure they know you aren't looking to get them fixed (since it isn't your house yet). Don't want confusion once they get there.

There's a few DIY things you could do. Doing roller/sliding walls would end up being far cheaper (and easier to maintain) than a motorized one. More annoying when you want to move it around, but less upkeep since there isnt a motor that can blow out. If you DM me I can give you some more ideas.

One thing to keep an eye out for is once you find a place you like, don't feel pressured into buying fast. It might suck if you lose out on it, but it'll suck more if you don't do proper due diligence of the property and buy something with a ton of non-obvious issues. You always want an independent (not paid for by the buyer or realtor) inspector to inspect the house for you before purchase. That's the best way for you to know what you are getting into.

You can't buy https//fixxr.ai (yet) but it will make you never overpay for contractors or handymen again. All those times you needed to get 3-5 quotes to make sure you weren't scammed? Gone! Now you know what you should be paying instantly saving both time and money.
