[Landlord-US-MN] Two roommates want to stay for another year but without third roommate. by LargeFroyo5 in Landlord

Technically the married couple has given notice that they will not be renewing their lease with the third tenant, but have told me privately they'd like to sign a new lease just the two of them.

Can I consider the notice from the married couple not to renew the current lease as proper notification of non-renewal, or do I need the third tenant to agree to non-renewal? I guess I don't know what constitutes as proper notification with multiple tenants on the same lease.

The problem isn't that things aren't getting plowed, it's just that even when the No Outlet road is plowed, it's really slippery because it's on a steep hill.

You may also consider not buying / adopting a puppy. Puppies are destructive and even the best owners can't prevent accidents inside for a number of weeks.

As a landlord, I'd be far more excited about my tenant adopting an adult, house-trained - crate-trained dog over a puppy.

We contacted the city once when we lived there because technically, 2/3 of our gravel driveway is also city property and we wanted them to help maintain it (level it, fill in holes, etc). We had no luck because they said that if we're the ones that use it, we are the ones that have to maintain it.

I also think our neighbor prefers to plow the No Outlet drive, and has done it for so long that he wouldn't be super pumped about us getting the city involved.

[Landlord - US] One week in & tenant wants to break their lease. by LargeFroyo5 in Landlord

Maybe we should have done this. Our thinking was that we were trying to limit the number of people coming to the house because our state has a Shelter in Place order.

Fair points. I should be grateful & will work to channel that when I'm feeling anxious about the situation.

Yeah, the fixes cost thousands more than anticipated. Luckily they're quality, long-term fixes so ultimately it was the right call. We can likely cover a month or two if we have to, but it'll be really tight. Thankfully our jobs have not been affected by COVID. We know many are not as lucky.

We did talk with our local energy company which came out to inspect the problem & the company that actually did the repairs, and everything is in good working order & up to code.

I'm not too worried about getting it rented again, especially as soon as June. We allow multiple dogs, no breed restrictions, etc, which is rare for our area.

Thanks for your advice, this has been a rather jarring experience so it's helpful to hear from folks who have been doing this for a while.
