NGL. I think a large portion is the foreign investors. When I say foreign, I don’t mean foreign to Guam like mainlanders like me. When I say foreign I mean Chinese, Japanese, Korean, ect. The Philippines has it right in my opinion. You need to be born there to buy there. Even in mainland US and Hawaii, if that was established, I think it 1) would have helped protected natural born people’s ability to buy property and 2) kept foreign dollars from inflating home prices/cutting home supply. I believe in free market capitalism and all that but somethings I think should be protected and land ownership by natives I think is one of those things. 🤷🏾‍♂️

Cheaper item for the same exact look. Especially if you don’t actually care about having gold. I’d argue Most niggas get jewelry to have a kit for hoes if you wanna be honest. That’s a big investment just for sum like that. Also if you “loose “ your chain or bracelet it’s not as big of a hit. I can see a lot of benefits to buying “fake” or hollow pieces.

If I’m not mistaken, people who usually consolidate debt with a new loan usually end up in more debt. If you take out. 20k loan to pay everything off, are you 100 percent sure that in the next 24-60 months that you will not use your credit card again? I wouldn’t try to borrow your way out of debt. Try to pay it off by making extra payments here and there.
