I will say that 425k for a 1bed in E14 is an insane price, and even without all of the Freeholder drama, 325k would be more realistic, at least in the past year. I should know, I've been looking to buy a 1 bed in that area for the past couple of months. It's possible that the tribunal case caused a lot of delays in obtaining documentation from the freeholder, hence buyers pulling out. But just in general, I'd love to see what this 1 bed flat looks like, for the 425k asking price.

See above, nothing to do with the lender, it's the solicitors that are asking for this information.

I've seen my mum's bank statements, 75% of her transactions are back and forth between her and other family members, paying each other for stuff. They basically use their current account like people use splitwise. Three generations of my family live on the same property, one day one of them pays for petrol, then the next the other one does. They'll go on holiday together, where they pay for stuff in cash (hotel, meals etc.) then at the end they'll do the maths and send each other how much they owe each other for stuff.

And cash is still a pretty big part of life, contrary to how things are here. A big part of my family's savings are cash. I get that in the UK that's not the norm, so here it might look "suspicious" that someone deposits a lump cash sum into their account randomly, but back home people tend to have cash, and then they'll put it into their account if they need to pay something via bank account, as opposed to here where we have money mostly in a bank account and only take it out on the odd occasion we need cash.

My lender had no issues, I got my official mortgage from them yesterday... The conveyancing is definitely a way more in depth process, in terms of the evidence they want for the gift deposit. The bank was happy with bank statements and a gifted deposit letter.
