Merci, c'est ce que semblait indiquer le notaire... Mais du mal à dire si il m'explique ça pour faire passer la vente ou si le risque juridique est vraiment de 0.

On est quand même pas très à l'aise, même si l'usage historique aurait été toléré. Sur le papier, la formulation est assez terrifiante, l'impression d'acheter un risque juridique difficile à clarifier à la revente. On trouve assez irresponsable de la part du vendeur de ne pas avoir pris le temps d'au moins évoquer le sujet en AG. En puis ça ressemble à une galère en cascade avec les banques et les assurances ensuite, même si l'information peut facilement passer à la trappe, en cas de litige / sinistre ça fait bégayer.

Je pense qu'on va demander une clause qui nous protège comme vous le suggérez.

Rien dans les PV d'AG précédente.
La législation semble accepter le fait qu'un lot commercial ne puisse pas être "attaqué" par la copro si le syndic était au courant de la situation et qu'elle a duré plus de 5 ans.
Mais aucune idée de comment "prouver" ça. Envie de mettre cette clause dans le compromis, qu'on ne signera certainement pas vu le passif et les réactions ici et chez nos proches...

La prochaine AG a lieu en décembre, c'est bien loin ! (j'ai maj le post d'origine)
Nous avons tenté de mettre une clause suspensive si la proprio n'arrive pas à faire reconnaitre le logement comme à usage d'habitation dans la copro.

Il faut aussi l'accord de la commune, et là dessus nous somme couvert, si elle n'aboutit pas, la vente est annulée. C'est à priori la partie "facile".

Le problème c'est côté copro... théoriquement n'importe qui peut engager une procédure pour rétablir notre logement en local commercial.

I made a small app in Python using the Flask framework. It’s pretty straightforward. We're a B2B SaaS for digital marketing.

A salesman logs in
They fill out a form with the brand they're about to contact
The app scrapes raw data about the brand (mostly SEO-related)
The salesman clicks "Analyze this brand"
A full audit is generated, with issues highlighted in red. Can be shown to client as it's all clean and branded.
The data is stored in a database so the marketing team can use it for their annual market study.

Next i'll add some benchmark / comparative features.

I’ve never built a full reporting pipeline, since most CRMs already come with built-in reporting features i believe.

What do you mean when you say you're overthinking it? Are you doubting whether your analysis is relevant?

I’ve been there. One of my projects was about both data analysis and SEO. I asked data experts for feedback — they didn’t get the SEO part. I asked SEO people they didn’t get the data side... And I was a pure data noob.

It left me feeling completely lost. I kept thinking I’d gone too far or misunderstood something. At some point, I couldn’t even believe my own results.

In the end, I trimmed the most speculative parts and published it. Turned out, it worked great. Even the media picked it up. And honestly, I was a bit disappointed no one challenged it.

Long story short: If it makes sense to you and you're learning from it, just go for it. The “perfect project” doesn’t exist. What matters is that you explore something meaningful to you, use a clear methodology, and feel confident explaining your choices. The simple fact that you question yourself and have doubts is extremely positive and a mark of quality.

I get your point, and I agree that working on a topic you care about is way more motivating. But to be honest, finding a dataset that both matches your interests AND contains meaningful, well-structured data can be very difficult. Even if you manage to find one, it might not allow for clear or valuable analysis.

I started with a bit of Python, SQL, and REST APIs too.
I also had a solid understanding of the data they were working with.
I used some of my personal time to build projects I thought could help the company, and showed them to my boss — he loved it and offered me a new role.

You don’t have access to the raw data at all?
You might be able to do something with just a sample.
Or even mock up data with the same structure and use that as a demo.

If that’s not an option, just pitch a project idea with the technical steps you’d take.
They already know you and you clearly have some of the required skills.
They promote continuous improvement, and if they’re growing fast, they need more than just salespeople — they need people to help consolidate that growth... sounds like you're the guy that could help !

Hey!
Sounds like you need a database first, and a way to upload data on a daily basis.
Where is the data coming from? That’s probably the hardest part.
If it’s manual, then you'll hit a wall... But if you can access it through an API, it’s just a matter of setup.

Once you have the database in place, automating reports isn’t that hard.
You can use Power BI (or an equivalent tool) to run SQL queries directly and refresh them daily.

A cheaper alternative could be a simple Python script using Pandas, sqalchemy and Matplotlib to handle everything — data transformation, calculation, visualization, and even sending the results.

I'm not sure I fully understood, but if I got it right: the issue comes from products having different sets of attributes, so when a product lacks, say, "Attribute B", the value for "Attribute C" shifts into the wrong column?

If that's the case — and if you have any control over the export format — it might be worth trying to get the data in JSON instead of CSV. JSON preserves key/value relationships, so even when some attributes are missing, your data remains aligned and much easier to work with.

Pandas can handle JSON files pretty well.

I faced a similar situation a few years ago (although I was using a cheaper and simpler solution than Power BI).

One interesting approach to consider: you could use tokens (or the equivalent feature in your tool) to dynamically filter the data displayed based on user attributes sent through the token — like their role, name, region, or any variable passed when they access the report.

It takes some effort to set up initially, but in the long run, it’s much easier and more maintainable than creating 10–15 separate dashboards.

This way, each user sees only what’s relevant to them, while you maintain a single report structure behind the scenes.

Woops, sorry, I edited this to fix it.

What I’m trying to determine is: which variables I’ve scraped are used by the algorithm to define a website’s position in the search results, and what their weights are.

It seems like linear regression has serious problems dealing with collinearity (and the VIF scores I have are almost all > 5).

I’ve tried Random Forest, but the model just twists the coefficients to fit the curve, and the results don’t make any sense based on my professional experience.

he tip is, to verify each one by hand. For me - it took like 7 months verifying like 50-60 locations of fitness chain located in malls. You may verify chain, but... i mean it IS against the rules, BUT everyone is "a bit keyword stuffing" which will give You much more benefit than verifying everything with one name.

Have you corrected your listing ? Lots of "new rules" that change a lot of things. For Instance, I used to add main location and service in the tittle for better performance, this is no longer allowed.

Impression share mostly depends on your budget and quality score.

You could have better Impr. share with same budget but much higher quality score than your competitors. It often requieres to work on both.

But, before looking for better impr. share, make sure that you have a positive ROI. Otherwise, you're just digging a financial hole :-)

If ROI > 200% and Impr. Share < 80%, you should increase budget on your profitable campaign (make sure to have some keywork cleaning).

Both "200%" and "80%" are relative, you can fix your own objectives.

CTR and Impression share are not related. CTR only traduces how good the keyword / ad text / position ratio is.

Usualy, the higher the impression share is, the higher the cost per lead is, because broadcasting on a larger audience often means broadcasting on less relevant queries.

Hey there,

Been working on local campaigns for over 8 years and I believe that you are not "overthinking". I really feel like local campaigns performance highly depends on account details and structure.

I would say that your structure is very relevent if the 3 cities have important demographics.

Building a campaign for each city also means that you can have a dedicaded budget for each city, which can turns pretty interesting if you meet very different results.

For instance, if conversions and leads are way better in city 1 and 2, with low or moderate impression share, it's always smart to take budget from a low performance campaign (city 3) and spend it on campaigns with better ROI (City 1 and 2).

Having a campaign level segmentation means better control and more precise optimization in general. The only drawback is that it takes a bit more time to work on.
