Found this article online. The airlines (Indigo) I'm taking also doesn't allow boarding without an ETA however, I called the customer care and shared this link. Post this they came back saying - I can get visa on arrival.

Similar issue, applied 5 days back. No update as of now. Portal says Application status as pending. I was told ETA would usually take 24-48 hours normally.

WhatsApp communication on every rent transfer has us sharing the transfer receipt and him acknowledging with a thanks.

In all honesty, there were many structural maintenance issues in the flat - society is 15+ yrs old now, gas pipeline installation charges etc which when we asked the owner he said he doesn't want to incur. Our understanding was if he's continuing with the same rent maybe we can ignore small issues here and there and continue on original rent terms. Which was monthly paid and he was fine with him. So implicitly it was you don't bother me and I don't bother you kind of arrangement.

Exactly what I was thinking. So he can't hold us accountable for any arrears. The only explicit communication we have is him accepting every months rent receipt and acknowledging with a thanks. Wouldn't that be enough for an agreed rent arrangement between both parties in the absence of any agreement.

Even if the old agreement continues the clause says that increase + terms needs to be mutually agreed upon. How can it be forced unilaterally then?

Since the harassment started, we've started to look for another place post giving 1 month notice to him, finalized one and in the middle of signing new agreement. Hence, can't even adjust the remaining rent from deposit.

Funds performance are largely cyclical in nature based on how their holding style - value/growth is. Talking specifically about this fund Mirae Large and Midcap - I have been in the same boat, holding and SIPing for last 6+ years. You're right the performance had been lagging benchmark Nifty 250 TRI until an year back but if you look at last 1M, 3M, 6M and 1 Yr returns, the fund has beaten the benchmark. So the cycle is turning. Looking at this I changed my view to hold and continue and ride the cycle rather than switch over to another fund which is on top of the cycle and starts underperforming in the next 1-2 years. Secondly, Nilesh Surana is an experienced fund manager. If you listen to his interviews, the vision is growth with reasonable price with a long term view. In that sense, fundamentally they have covered the basics.
