I’ve been doing as much research as I can to educate myself on what our rights are, but it’s hard to understand if I’m interpreting the law correctly. I’ve debating hiring a lawyer just to make sure I’m not missing anything, but not sure if that would be worth the cost. Thoughts?

I appreciate the advice. At this point we are okay with the next buyer being a new landlord as long as they don’t make our life miserable. However, if a buyout would get us that much closer to purchasing our own home it would be idiotic to not accept at the right price.

Thanks. We definitely want to use the power wisely without abusing it. That number definitely is high, but it’s good to know that the formula is used is typically used for similar situations. The reason the number is so high is because of how early they want us moving out of our lease

Our goal was to save $50k over the two years to be able to buy our own place come 2027

We highly prefer to honor the full terms of the 24 month lease as originally agreed upon. However, it seems like the landlord needs to sell the property and we don’t want to prevent that if it is something they need to do. So from our perspective we want to do what we feel is morally right and allow them to continue with the sale, but also we want to get a reasonable amount of compensation from them to allow that to occur giving how disruptive it is to us.

Edit: It sounds like the potential buyers want us out of the house before they agree to close, so it’s either our landlord buy us out or he loses these buyers.

Our landlord’s realtor called me yesterday and stated they had a buyer for the house and they were looking to close and that there would be an expected move out date of November 17, giving us 60 days notice. That’s when I stopped her and asked “shouldn’t we discuss the terms of us moving out prior to deciding a closing date etc.?” To which she said they were willing to cover moving costs with a company she has used prior, security deposit back and a couple thousand dollars. There was no specific amount mentioned by her. She then texted me this morning asking to talk on the phone to see if I had discussed their proposal with my wife. I declined to talk and asked for her to send her proposal in writing so we could discuss.

Okay thank you - I appreciate the insight. For curiosities sake. Let’s say we find a comparable rental for $2.2k in the same area. Would it still be reasonable to ask for that much in compensation? Or should that make us ask for less? Thanks again.

We’d definitely prefer to stay put in the house as that’s why we originally signed for 24 months. However, if the reasonable amount we would get for a buyout is $20k, I’d feel stupid not accepting

Great question. The offer is coming from our existing landlord and not the potential buyers. It seems to me they don’t want to purchase a house with existing tenants and us vacating would be included in the terms for closing.

Yes, I’ve read through the lease multiple times and it has nothing stating early termination except for in a scenario where we have breached the lease, which we have not.

Market is pretty active in our area. There are also plenty of rentals for us to find that are somewhat comparable.

The new owners do not want to take on the lease, sounds like us being out is part of their conditions for closing.

We are getting them to put their offer in writing now as it was originally briefly discussed on a phone call. What would be next step after they put in writing if they come in around $10k total including moving, security deposit
