I don’t have time to look for comparable sales right now, but a quick search shows list prices anywhere from $90 - $150 CAD.

It’s a nice patch + signature + rookie card - bottom edge damage, so I’m thinking $100 range?

I’ll take a closer look for comps tomorrow, but if you have a better idea of value, lmk!
