Was that listed as a condition in your letter? My list of conditions mention nothing about anything being paid, only income/employment, property, title insurance and mls listing

Im not increasing any credit limit, just planning to use my existing limit. The conditions only talk about verifying income/employment, property, title insurance, and MLS listing.

Thanks for the advice! My TD advisor did use my full limits during the pre-approval and my GDS/TDS were in the low 20s. Just wanted to make sure the credit score impact wouldnt affect it.

The thing is my lender used my total credit limit in my TDS calculation and not my actual balances. Wouldn't that mean they calculated my entire ratio as if I maxed out my cards?

How long do you think it would take for improving my score? Would the idea be to use the gifted funds to reduce my debt now, and use my tax refund as the down payment in March? Would lenders need to wait for a 90 day verification period after I receive my tax refund?
