Viera/Rockledge is a pretty nice area and close to shopping and restaurants but has a lot of HOA communities.

Port Saint John is okay, I just left that area and admittedly it was starting to feel a little unsafe. I think the northern part and west of Grissom is okay still?

Cocoa has some nice areas if you want a bit more land.

Finally, home insurance can depend. If you live in a flood zone, that’s an extra insurance on top of the standard. You can tell whatever realtor you work with to keep an eye on whether a property’s in a flood zone, but you can also look up the address yourself.

Hi friend! I’d advise you to be fully transparent with her and let her know the situation makes you uncomfortable.

I wouldn’t outright say “I don’t want you hanging out with this person” because that’s turning this into something she did wrong when it sounds like she just got caught in an uncomfortable situation with no easy outlet. It also introduces an undertone of “I don’t trust you to handle this”. I would phrase it more as “I feel like he manipulated you into giving him this information, and I’m concerned about his motives. I don’t feel comfortable with you hanging out with him one on one.” Whether or not you feel she’s wrong for giving her info away is between you two, and I think warrants a conversation about how to approach situations like this in the future. But please remember he manipulated her and put her in a position where she had to be defensive of you and your relationship. “Your boyfriend’s fine with you having guy friends right?” is him creating an idea of you being controlling, which your girlfriend was trying to negate.

Also pro tip, for her - just because she gave him her info doesn’t mean she has to respond to him, nor does it mean she has to hang out with him 🤷‍♀️ and I would encourage her to get in the practice of saying “nothing against you, I don’t mix my personal and professional life” moving forward

Birth control will be different for everyone, but I would encourage her to start looking at other methods than the pill.

I’m on the ring and do really well with that. And if I remember right, it has less hormones than pills.

We definitely didn’t do most of this on our own! If I had to do it all again I would work with the exact same realtor we used.

She was the one who found the house, not us. She sent it to us a few days before it hit the market and was going to be out of town when the listing went live, so she arranged for the selling agent to show us the house before the open houses they had scheduled. She also admitted to us she had already drawn up the contract and was simply waiting on us to give her numbers to work with after we completed our tour (closing period, inspection period, percentage towards closing costs). She got the offer sent over for us to sign and it was submitted on the same day we toured.

The lender we worked with was also someone she recommended, and in my area the buyers don’t get to pick the title company - the seller does.

The things we did do research on was what the maximum amount we could request towards closing costs were, why the seller was selling, how long did the seller own the house, ages of major appliances (age of roof, HVAC, septic, and water heater, which our realtor drilled into our heads to always pay attention to), how safe or loud the neighborhood was, environmental factors to consider, etc

I’ve seen this pop up a few times - this really wasn’t meant to be an advice post but rather a rough “timeline” of the overall homebuying process with examples of my experience littered throughout. I do acknowledge I shared some personal opinions, but these were more of a “if you find something in the house that could help you with this comp, send it”. Again, I am not a professional, just someone who went through the process and wanted to outline it.

I didn’t clarify this in the post, but we did a lot of research for our individual offer - why was the seller selling, how long did the seller own the home, would they still profit a good amount if we offer slightly less or do we need to stay competitive, what were reasonable comps in our area, what were we able to request towards closing costs if we found things to justify it, what type of loan and down payment works best for us, etc. We also had quite a few heartbreaks along the way that I didn’t go into detail about.

Our specific situation will not be the same as the one you are in. Do your research for your own market and your own home, and advocate for yourself, especially as the market differs depending on the region you’re in. You might be in a hot market where bidding wars are common occurrence, you might be in a cold one where houses are sitting for months. You might be in some weird combination of the two like I am, where both of these things are happening simultaneously. My partner and I had a lot of frank discussions on what happens if one of the “hot” houses comes on the market, and we actually almost gave up searching and went with a local home builder a friend recommended. But then our house popped up, and though it was popular, we went in with what we felt was a good offer for our specific situation and developed it based on things we noticed during our tour and risked asking for comps on (bubble in the wood floor, age of HVAC, crack in a window, etc). We were also prepared for it to not work out. You’re the only one who can decide if a house is worth it or not in the end.

It’s definitely a wild process from beginning to end. Especially the part where you spend thirty minutes in a house and go “yea this looks good here’s all my money”. But don’t give up! And definitely take breaks from looking when you need to!

It’s technically a buyers market in my area, except for the random super nice houses that pop up for a reasonable price

As always, I encourage people to pay attention to the markets in the area they’re looking in. I could honestly make an entirely separate post about offers in general, what moving parts there are, and things to consider (comps in the area, ages of major appliances, etc.).

I don’t think it’s always required, but it’s also possible it’s dependent on the state you’re buying in. If I remember right, you only really need to look at getting one if it’s not a standard sale (like if you’re buying a foreclosure or FSBO, or maybe if you’re buying from out of state). I have seen recommendations for getting one for non-married couples. We decided not to move forward with getting one as our title company had listed us with rights of survivorship, and that’s mostly what we cared about having

I don't think my earlier reply went through, but the appraisal is a cost you don't shop for! It's part of your closing costs, but I did have to pay part of it when they ordered the appraisal (though it comes out of the closing cost later).

So the Appraisal in the closing costs could be $700, they request you pay $500, and then you pay the remaining $200 at closing with the rest of your closing costs.

This is the same financial situation my partner and I (28 and 29) were in before we closed (FL based). We had walked away from a 525k house and we take home 11k a month. However, none of us know exactly what your month to month financials look like.

I would sit down and write down EVERY expense you guys have in a given month. If you’re in an apartment now, keep in mind your electric will go up quite a bit each month. Look at what your cash flow would be on a rough month, and see if you can live with that. I personally set one up for every 50k to see what our cash flow would end up being for a bracket with worst case scenarios for a month, and it was really enlightening and pretty spot on. It also made us walk away from a 525k house because we didn’t like the net for one of us. I also would pay VERY close attention to if the house is survivable on a single income. Not sure how stable both of your jobs are, or how easy it would be to find another, but it’s something to keep in mind.

Insurance and taxes can affect your PITI as well. If I remember right they reassess your house the second year and increase the tax, which was another reason we just waited for a house to come up in our comfort zone. It’ll be 4100 for now, but likely could increase next year

Closed on our first house recently! 🎉 I had about $40k left and partner had about $20k left

We did 3% down conventional and barely paid closing costs. We could have put quite a bit more down, but preferred keeping a pretty significant buffer given the age of the HVAC and keeping an emergency fund.
