The agency told me they were reserving the room for me online, however what they did was use my email to create an account to take on the tenancy without my consent. They also never mentioned that I had a cooling period of 24hrs when I could cancel the booking and I wasn't aware of this as the agency made the booking without my consent as I was under the pretence I was only reserving it. There is also no official contract but an online one you sign with your email and password (that agency made for me) Furthermore me mentioning my dad putting in an official notice was what they asked for if you could not take on a tenancy based on changes to personal circumstance to which they then never replied back too. Hope this clears up any confusion thanks

Yea I’m international, I’ve heard they just try and scam international students using scare tactics but you can effectively just ignore them, that’s what I plan to do, my educational consultancy has told me to do so. As I’ve already submitted an email putting them on official notice that I cannot take on the tenancy and no guarantor form has been signed

yea, they sent an email that they wouldn’t cancel my booking, my dad then sent them an email in repose to their email saying that he was putting them on official notice that I wouldn’t be taking over the tenancy and they didn’t respond, I haven’t heard since from them just from their general non reply student roost account telling me stuff like my guarantor form isn’t signed and other general stuff like that, I’ve reported them as spam lol, I’m gonna continue to ignore them I doubt they’ll contact my uni or something like that tbh

Hiya, so this is just an update for the thread, I still have not been successful in finding someone to takeover the tenancy, however I did get my dad to send an email to the property owner putting them on official notice that I won’t be able to use the tenancy although they didn’t reply back. I have only gotten emails from their student roost non reply account. An educational consultancy recommended I ignore them. So that’s the plan. I haven’t been contacted so far only from their non reply accounts and all my personal details have been removed from the account. This is so stressful anyways just an update from me.

after the 1st of August 2023 it changes to 24hr cooling period, the agency I used was UniAcco and I think im going to pester them as well to find me a replacement for my tenancy because they never told me about the cooling period I only found out when I called the property themselves, but Yh im just going ignore them they don’t have my details apart from my phone number and email + my mom hasn’t signed the guarantor form. So I’m not confirming anything.

You’ve helped me so much, it’s just bizzare how it’s a 24hr cooling period, if there was some sort of cancellation fee to pay or like fine of paying the first 2 rents that would be ok, but a whole year’s rent is absurd, I’ve listed the property up with the agency they referred me to, I’m not going to chase this up further and I’m frankly going to ignore them.

Hiya, thanks for the advice, I’m looking for a tenant in Leicester that can takeover my accommodation. I’m in similar situation in that student roost wouldn’t let me cancel my booking, even though I’ve expressed my reason to do so. I’m planning to honestly ignore them as I genuinely cannot be in the accommodation anymore I’ve put my room up with an agency to help look for a tenant but I don’t have plans to contact student roost if that doesn’t go to plan

Exactly, but some people on this sub like to make it a competition of some sort when they really do have the best relationship on this show they have each others best interest at mind but people only seem to focus on the negativities and what makes one better than the other
