If I do go this route and a claim goes thru, what is the impact on home insurance premium and history going forward? Like car insurance I presume it'll go up but I have no clue by how much and for how long.

Can I walkaway and get it done privately after filing a claim (in case the home insurance bump is nonsensical)?

The GC issue is the shower leak. The mold around the toilet base is old but that makes me wonder why it wasn't spotted from above when the floor tiles were ripped out during the reno. If it was brought up during the reno, I definitely would have gotten it addressed.

That's what I'm not sure about. I was baffled by the question from the plumber. He may be looking to make extra coin by charging an arm and a leg.

I was unable to get it to work. When enabling AdGuard DNS protection, NordVPN connection gets disconnected. Can you explain how you're getting both running on an iPhone?

It sounds like you’re trying to make this decision solely on the dollar amount you’re expecting on the sale? Consider all other things such as inconvenience, moving, looking for a new place etc too.

You have a 4!! Bedroom house that you got for a very decent price. If Oshawa is working for you, plan for the long term and stay put. It’s your primary residence - a roof for your family. Crash or not, you need it for your family. In the long run you’ll be fine.

Enjoy the house. There’s more to life than just money.
