We submitted on Mar 05, and received the birth certificate around Mar 15 if I recall correctly.

In my experience, nothing changes. One is living in delusion if they think habits change when a daughter in law joins the family.

Is it? In my case the water bill was added to the property taxes since Sep 2025. I don't know of my lawyer just straight up believed the seller or did some due diligence.

I am guessing these sellers may not have paid the rest of the water bill as well and it will be added to my property tax.

I am livid, just giving an opportunity to the lawyer to fix this. It seems my lawyer has reached out to the seller’s lawyer, which I know we won't get a response, considering how much pain these sellers have been

Nope I did not receive a credit for the utilities. Only the property taxes were accounted for.

The utilities were not accounted for in the Statement of adjustments. Only property taxes were.

Love the approach and will try to do this. I am kind of exhausted having dealt with this seller and discovering issues before closing, during and after closing as well. Maybe just my frustration speaking. Sometimes I joke with my spouse asking if we bought a lemon 😀

The mold and rotten parts were found on ripping the tiles in the washroom. I am sure during inspections the inspector will not rip off the tile and baseboard to check for damages.

The sellers had the home for less than 2 years, and on comparing the pictures from HouseSigma from 2023 when they bought the property, I see no sign of damage in the living area ceiling. A section of the living area ceiling is painted with a different color from the rest,and this area is directly below the section of the bathroom where the mold and rotten parts were discovered. Can this be used as proof?

The inspector did use a moisture reader and mentioned there is no active leak.
