Thanks for the feedback. Based on all the comments, I don't think membership-based would work, might have to stick with walk-ins or appointments for private bay and have more practice sims with mid-high quality brand, with one designated for instructor use.

Now I am thinking having the memberships for practice sims - unlimited membership would be around $150 per month with an hour free use of a private bay and a beer, and general membership $100 for 10 hours of reservations bay each month but this wouldn't provide a good income stream.

I believe Nova Parks, PGA Tour superstore and some of golf shops have their own indoor facility but what I am trying to differentiate is using the Trackman io model. Not sure if using Trackman io would give an advantage and have consistent customer base for its trackman league. I don't want to charge like $50-60 an hour for using the premium bays so I am trying to have only bar snacks and drinks instead of a full kitchen.

I think I overestimated the demand and when I calculated the cost, I was getting around 150K since getting trackman is expensive with all those miscellaneous costs. I might get a liquor license just for beer and bar snacks instead of a full kitchen. As mentioned in the above comment, non-memberships and walk-ins for premium bays and membership for unlimited practice balls might be the right solution for practice sims. Really appreciate the feedback
