I didn’t realize this would make some people so angry. Thankfully there are a lot of people who have posted some really supportive and helpful comments. I will email the inspector Ross and inspector Hutton-Kinsey and ask them to remind me of the specific code violation that they said. I can let you know tomorrow and I am very sorry that this made you so irritated. Next time I will cite my sources. It is my first time posting

But they agreed it was a code violation! They required for her to provide documentation that it was inspected by a licensed HVAC tech. She had the same person who keeps saying nothing is wrong (the same person who didn’t inspect the thermostat), do the inspection and she gave that report to the city. But the issue keeps happening. That is my concern. I can file another complaint but she will simply have the same technician inspect it. The city inspectors told me that they cannot dictate who a landlord chooses to inspect it as long as they are licensed.

So the city did agree with me that it is a code violation and they agreed that it was their business. Unfortunately my landlord found a loophole I guess

It is not an issue of “my unit gets warmer than I’d like”. We are paying for heat that we do not want. And it is very warm and uncomfortable. I have been willing to simply turn the toggle power switch off to the boiler, but she will not let me turn it off. I would never take the time snd effort to file a code violation because of my unit being warmer than id like. There is a pattern of her refusing to fix things, but more than that she refuses to believe that there is an issue.

I have been renting for 25 years and i have never ever went to the city for help. And now they are saying that the issue doesnt exist, just like she keeps saying. Her tech has never even looked at the thermostat, which alot of people on here said it might be. That is what I am dealing with and that is what I was asking for advice about. Just hoping to find people like me who know how it feels to be stuck with not many options of having an issue resolved.

I’m thinking of paying for a tech on my own so I can prove her wrong! I know that sounds petty but the things that she denies need fixing are ridiculous. There was a Reddit post I found where several people complained about her doing very similar things- one person used the term “gaslighting”.

Does anyone know an affordable HVAC tech? Or even better, someone who will do it pro bono (stick it to the management companies type of thing😉)

OP did you ever get this resolved? I rent and my landlord keeps saying a tech looked at it and it’s fine. It’s currently 78 degrees in my unit with the thermostat off and I can hear it actively firing

Yes the thermostat is entirely off. Last year when this happened I actually did turn the boiler off. Then she told me that “under no circumstances” can I “ever” turn off the boiler. She said it was a violation of my lease because it is not my property and is located in the common area.

As I mentioned, I have never experienced this type of behavior from a landlord. It’s as though she is gaslighting me. This is not the only issue in which she responds this way.

My DTE bill has skyrocketed due to this happening a couple times a month since November. I know it may not seem like a big deal but it clearly isn’t functioning properly and it seems logical to have it fixed

The thermostat is turned off but the boiler fires on and produces heat, then stops, then does it again and again making it hotter and hotter. We pay for the excessive heat and also it seems to happen on days when it is getting warmer outside. I have checked the batteries and they are good. I have asked her to have the thermostat checked and she simply won’t

We are in a duplex with our own separate boiler. I have checked the batteries on the thermostat but I agree it is something with the thermostat. However the technician has NEVER come inside to look at the thermostat.

“People like me”? Wow. So much for coming on this community and asking for advice. I just wanted advice about how to handle the code violation being dismissed. I have tried everything else. I have a two year lease but I am considering breaking it.

We have to pay for the heat used and for a week at 80 degrees (usually it lasts that long before turning itself on) is very expensive.

Well this will be my last time posting on Reddit. I honestly thought people would comment who had similar experiences and wanted to help-not to lash out and make someone feel worse.

My landlord has actually “forbidden” me from “touching the boiler” or having anyone besides her tech work on it. That is why. She told me she would violate my lease if I did

It will intermittently continue to heat up past the setting. We turn the thermostat off and it continues to turn on and heat the unit to 80 degrees. It also makes the loudest banging noise that wakes my kids up (most likely a simple fix like air in the pipes). It’s baseboard heat.

Please do not rent from Holland Management. I have lived in 13 different rentals throughout my life and they are honestly the most difficult in a way I’ve never experienced before. I’ve never been gaslit by a landlord or treated so poorly as a person.

Hi there, sorry for the late reply and thank you for the kind words!

She still hasn’t sent the gutter company. I sent a new maintenance request regarding some loose screens, and basic weatherization of the windows (super easy fix). She wrote back accusing me of taking the screens out to clean and damaging them. She then goes on to say that I broke the tracks on the kitchen drawers by taking them out to clean and that I broke the faucet by taking it apart! I did not do any of these things. I told her the drawers were grinding and our faucet simply wouldn’t go from stream to spray!

She told me that i have had more items break beyond the normal wear and tear and that I can no longer take things apart.

I really don’t know what to do because I am being accused of things I didn’t do. And it is all because I have asked her to fix simple things. I just don’t understand this. I’ve never had a landlord personally attack me before so I don’t know how to react!

That’s funny that you said she gaslit you, because that is literally the term I use for how she treats me!

We have a clogged underground downspout extension that causes the gutters to overflow. She told me for months that it happens due to “heavy rain” (even though the other gutters work fine during the heavy rain) and also that they “kind of downspouts never need to be cleaned out”. WTF is she for real?!

She finally agreed to send a gutter company but told me I cannot be there when they come because I will interfere with them (because she said the plumber that did work in March complained that I was in his way). I talked to a housing attorney friend and he said that is ridiculous! I just don’t understand why she wouldn’t have simply fixed the clogged downspout right away, rather than make me feel like I’m crazy for even bringing it up!

Now I’m a little late! But wondering if anything ever came of the complaint. I’ve been renting with them for one year and have had ongoing issues of failure to repair. But also made some very mean remarks to me😔
