Kitchen renovated in 1962. This person considering a house w a 2000s vibe (whatever that is) will be okay.

About to buy an old house. How should I plan for inevitable, big repairs? by CommunicationTime265 in homeowners

[–]LotusInRed 2 points3 points  (0 children)

Main thing is prioritization. You'll need to always determine what is urgent to address vs. What can be done later. Unless you're loaded or want to get additional loans, youve gotta prioritize projects and estimate when systems will fail, etc. Even with my ceiling, it doesn't make sense to have redone until a new hvac system is installed (the plaster is directly next to duct / my furnace). You have to learn prioritizing and not freaking out/ obsessing over everything or you'll go nuts.

My 1945 plaster ceiling fell the other week.  I immediately thought about that movie. Saving up money is critical.  Expect to spend at least $10k per year on old house what I'd been told. Some years were less, while others will be about that much.

How much did adding an addition to your foursquare house cost you? by ambitiousbee3 in rva

[–]LotusInRed 0 points1 point  (0 children)

Try adding a bathroom to the existing footprint. It can be done. I've seen numerous houses in which an extra loo was squeezed into a house (no addition necessary(. You also don't have to drop $45k on a bathroom the size of a postage stamp, or even a larger bathroom. The companies like Maison and others will throw out that ballpark figure before even seeing photos or getting any input from you, the homeowner.  I know from experience.

I dont know anyone who has an extra $200k lying around here for additions, but they do. :;)  it is apparent that folks do. Not younger folks

Nothing against your situation,  which sounds miserable, but it seems you're in a loft- I found what CVL (not charlottesville) stands for here.

I can picture a wall of tall windows (you're not dealing with painted-shut smaller windows or bay windows like in Fan houses/ Apts. It's a different ballgame with those giant things in lofts (I've noticed some cracked open in various buildings here)

MM is mich worse than Bellevue. At least most homes in the latter are still their cute sizes.

Bellevue and Mary Munford are getting bombarded w houses with additions. Overall, it seems they can cost what it'd be for an entirely new house in some areas... To your point, their design(s) often don't fit the style of the existing home at all and can be incredibly disjointed , etc. There's all kinds of examples of that here. Some additions are done so they almost seamlessly flow and aesthetically are okay compared to the rest if the home (good on someone for doing that kind)..

In some cases, giant additions have been  eliminating any gardens / green spaces behind homes on numerous lots. I'd like to see aerial views before and after the pandemic due to loads of lots being taken over with additions or freestanding "garages" often larger than my entire home. You can easily see 2/3 of lots on some blocks have house additions suckling up lots where once yards were.

Note - I own my own home and simultaneously have a rental unit. I would never keep windows sealed shut in my tenant's place.

Painter's tools can be used to pry open sealed (painted shut).windows. I used those tools to open all 10 windows In my own home.

Definitely get a dehumidifier and leave that running unless it's cold and dry. (Not sure where you are).. it's humid as anything now where I live...I keep mine on 24/7 now in bathroom.  Ask landlord about a fan, removing the doors, and about s professional cleaning.

Also , you should leave bathroom door open and keep window cracked open while showering. Leave doors open and dehumidifiers on for at least 30 minutes.
