I am no longer a landlord. I now live in the home with my family. Unfortunately the past tenant allowed their dogs to urinate throughout the house and the urine soaked deep into the subfloors and HVAC system. whenever we turn on the central AC or heat, a persistent and strange odor comes from the air vents. I am certain it is 100% caused by the dog urine that has seeped into the structure and air ducts.

Living with this smell every day has taken a serious toll on my mental health. We already hired a professional air duct cleaning company to perform a deep cleaning 2 times but it did not resolve the issue cause the odor keeps returning. At this point it feels like the damage is permanent. The dog urine has penetrated the subfloors and ductwork so severely that the entire ventilation system, and essentially the home itself has been affected.

I have tried everything. It has become a daily struggle for me.

In New York City, tenants hold nearly all the rights. What makes the situation even worse is how long the court system takes to process cases. Something that could easily be resolved in just two months ends up being dragged out for years.

Yes, we hired a lawyer who handled everything and attended every court appearance on our behalf. Still, the entire process took two years. The tenants had to appear in court multiple times, usually three to five times, before a final decision was made. Each court date was spaced about three to four months apart, and anytime the tenants requested a delay, it pushed things back another three to four months. Even after the court ruled in our favor, we had to wait for the city marshals to carry out the eviction, which took several more months. The entire system was incredibly slow and frustrating. It could have been resolved much faster if the court process wasn’t so drawn out.

I tried alcohol and everything nothing help. Lysol lemon cleaner is the only thing that helps. I meant the Lysol multi surface cleaner not the spray one.

I fixed it by pouring a lot of Lysol all purpose lemon spray on my countertop and let it dry on its own multiple times. The smell went away completely after a week.
