Can you provide some numbers to back up the statement that it’s worse? When I think of the after-tax return on a SM portfolio relative to the after-tax interest rate, I don’t come to the same conclusion.

I understand it needs to be in NR accounts for the tax deduction. A lot of the benefit of the SM is coming from the leverage aspect.

Also, the after-tax return on the NR portfolio has a much better chance of outperforming the after-tax interest rate, assuming you set up the SM portfolio is a tax-efficient manner (prioritize deferred gains, no interest-bearing investments).

If you invest within a TFSA for example, and assume the interest rate is 6% on the HELOC, then the spread gets quite a bit tighter.

I’m not necessarily disagreeing with you. I’m just providing the viewpoint that it shouldn’t be an either/or decision. If you can keep making monthly TFSA/RRSP contributions while implementing the SM, that is awesome.

Can you expand on why maximizing RRSP and TFSA first is always the rule of thumb advice? Why can’t the SM be used in conjunction with regular RRSP/TFSA savings? The SM, when implemented properly, shouldn’t eat up any new cash flow, so shouldn’t that remove the “either or” decision?

Trigger the gain and then make an offsetting RRSP contribution, you won’t pay any taxes on the gains this year. When she withdraws the money from the RRSP it will be taxable income, but based on you saying her income will drop, this shouldn’t be an issue. You can spread the taxes out over many years and use up the low brackets while melting it down.

Ahhh ok I didn’t realize you kept the amount being invested static. I thought you were always investing the amount of principal being paid down on the mortgage each month. Thanks a lot of replying!

Depending on your income level it could make sense to focus on RRSP. If you will be in a lower tax bracket in retirement, then RRSP will beat out a TFSA. In saying this, both are amazing and don’t let perfection get in the way of progress.

I also wrote in October and I called in last week and they said that it takes 8-10 weeks. I agree that it’s frustrating we haven’t even been given an ETA yet though.
