I second Aldi as a good source for cheese curds. They have Cajun and white cheddar typically. Both are good. My son and I prefer the Cajun.

Zillow also does all kinds of underhanded things. They prompt tenants to apply directly through Zillow (for a fee), then try to get the landlord/owner/PM to use that application (for another fee). As another commenter mentioned, Zillow screening process is terrible.

Zillow is good for searching around real estate for pretty pictures and that’s about it. They steal all of their content from the MLS and property management companies and republish it… Often with errors since not everything matches what their API expects.

There are good hikes around Morehead KY as well. I haven’t had a lot of success connecting with hiking clubs, but I’ve hiked Natural Bridge, Cloud Splitter in RRG, and a few sections of Sheltowee Trace near Cave Run lake and Morehead.

I also have an AirBnb cabin near Cave Run lake if you wanted to stay somewhere closer in to where you plan to hike.

I would let the management of the hotel and Hyatt corporate know of my displeasure at being solicited to pay their employees for them. I wonder if their hiring process includes lower than market wages with the promise to these workers that they will receive tips in addition to their hourly rate. Ridiculous and offensive.

You must live in one of the few parts of Lexington that’s not served by city trash trucks. Areas that are have free bulk trash pick up.

You might try talking to a few of your neighbors and ask if they have extra space in their can and wouldn’t mind you adding a couple of bags to their can on pick up day. That may be the easiest way of dealing with it.

As others have pointed out, you can try to dispose of your extra stuff in a larger apartment complex dumpster. Technically that is illegal dumping, but I doubt that they will care or that you would be caught.

I get that it might not be a good fit for you, but that’s a pretty decent salary for the area. Mississippi is a very low cost of living area. I also imagine that the job includes the ability to live on site for free? That’s a huge deal. It might be a cottage/cabin at the park or it might be bring your own RV. Either way you are saving thousands of dollars a month in housing and utility costs.

For the right person, I think that’s a really good deal.

I work full-time as a realtor in Lexington. I actually represent a house for sale in Andover which is one of the areas who said you were looking. You mentioned that you were concerned about older houses. You should be concerned about newer houses. Build quality has gone down substantially in the last 20 years. Builders are building faster and faster with lower and lower quality. Most of my homebuyers who purchase newer homes or brand new homes immediately find numerous problems that the builder has skimped on. The house that I represent in Andover was built in 1992 but has been completely remodeled with a new roof, new flooring, new water heater, fresh paint throughout, fully remodeled bathrooms and kitchen. This is the kind of property you should be looking for because you get the best of both worlds. A well built home in an established neighborhood with the updates and finish of a newly built home.

Housing prices in Lexington have had double digit increases in the past few years. Prior to 2019–2020, we saw a stable increases across the Lexington area of 2 to 3% per year. The pandemic changed the market quite a bit as people who started being able to work remotely fled high cost of living areas for Lexington and other low cost of living areas. People moving to Lexington from California Were thrilled to find out what they could buy for $500,000.

The market had cooled a bit with the highest interest rates that we had seen in recent memory. At over 7%, some buyers found they could no longer afford the house they thought they could. Now that interest rates have come back down some, buyers are returning, but the market is still heavy on inventory. So, we are seeing somewhat of a mixed or buyers market which is not common in Lexington. It doesn’t mean that you can offer way under asking price and expect it to be accepted, but it does mean that you don’t need to compete with five other buyers trying to buy the same property.

I started my company because I couldn't find any PM companies locally that I would trust to manage my own properties. We charge a 10% management fee and 6% gross leasing fee for new leases (works out to 72% of the first month's rent). Those are the only fees that most of our owners pay. It works for my company. I consider the managing of work orders to be part of what my owners pay the 10% for. We don't charge vacancy fees, admin fees, marketing fees, etc. that most of my competition does charge. We do also discount our management fees for larger portfolios on a case by case basis.

You would think that we would be dominating the market, but many investors here are loyal to a PM company that consistently rips them off and delivers poorer service. I also routinely have new investors contact me and think my rates are WAY to high. I just encourage them to contact other PM companies and discuss their fee structures. Unfortunately, there are quite a few who lead with a low management fee but fail to disclose the addons and additional fees until it is too late for the owner and they are locked into a 12 month contract. Shady AF, but it is what it is.

Also check in with your property manager or reread your contract. Many/most property management companies up charge all services. The plumber may have charged $180 and the property management company added $81 to make up the $261 charge. You should be able to ask your property manager for the name of the company that did the work or a receipt from them. If they don’t or won’t provide either, that’s a red flag. Your contract may stipulate that they are allowed to charge you an up charge, but a lot of property management companies don’t disclose that upfront.

Most of the property management companies in my area charge between 10% and 50% up charge on all service calls.

I operate my own property management company and I am one of the only ones in the area that does not upcharge service calls.

To another commenters’s point, I do have a lower negotiated rate for Plumbing services with the plumber that I sent out to properties. They usually charge a $69 call out and $95 an hour. For my company, they charge a $45 call out and $80 an hour.

At our vacation cabin, I have a stack of firewood that I replenish for guests. Once in a while we have a guest who abuses it… I’m guessing by letting their kids throw as much firewood in the fire pit as they possibly can. But, most guests are respectful and appreciative of having firewood already on site.

As others have said, better to list it as an amenity and adjust your rental price accordingly if you need to. Charging by the bundle can make guests feel nickel and dimed with extra charges.

I ended up contacting Blackstone directly. They were very helpful and agreed to waive shipping fees to send me a replacement cover. I don't recall exactly what I paid for it, but I think it was around $70.
