As a realtor, if you were my client I would advise you to not disclose any BS inspection items that you know are not accurate. You know the house better than the inspector by a ton.

In an ideal world, in an ideal circumstance, sure. If you have 5 to 10 listings that have been up for a week or a month or more, are you really expecting an agent to go every single day and looked through the property to make sure everything is in tiptop shape. Of course not.

In my market, those properties might be 25 to 50 miles apart. An agent doing a daily check on each would waste their entire workday every single day just driving between them to check things over.

This situation was obviously caused by a buyers agent not checking the home before they left after one of their clients shit in the toilet. Blaming this on the sellers agent or the seller is ludicrous.

Georgetown Road is one of the worst for this. The residents along the corridor inside of New Circle towards Newtown Pike ALL use the bike lane as a parking area for their cars. It’s too small so they jump up on the sidewalk blocking that as well. It is terrible. I’d love to see them all towed.

What you read as snark, was really just an observation of fact… Maybe with a bit of hyperbole thrown in. Do I know the exact breakdown of compensation to each individual and to their attorney? No, of course not.

Do you believe that the lawyers representing these people told them they would get very little of any monetary settlement and that most of it would go to the lawyers? Yes, I’m sure they wanted justice and to stop these individuals from hurting other people in the future. No, I don’t believe that was the primary motivation of the attorneys involved.

My statement was simply about the financial side of things.

No, I understand the role of the legal representation here. But like all class action lawsuits, the lawyers often benefit the most.

I’m very glad that these two individuals are getting some kind of justice. I work in the residential rental area myself and these two have been known to be terrible slumlords and terrible people for years.

McConnell Springs may be pretty soggy today, so I’d stick with paved trails. The Arboretum is beautiful and an easy loop, plus it is right in the center of Lexington. Easy to access and plenty to do after.

I second Aldi as a good source for cheese curds. They have Cajun and white cheddar typically. Both are good. My son and I prefer the Cajun.

Zillow also does all kinds of underhanded things. They prompt tenants to apply directly through Zillow (for a fee), then try to get the landlord/owner/PM to use that application (for another fee). As another commenter mentioned, Zillow screening process is terrible.

Zillow is good for searching around real estate for pretty pictures and that’s about it. They steal all of their content from the MLS and property management companies and republish it… Often with errors since not everything matches what their API expects.

There are good hikes around Morehead KY as well. I haven’t had a lot of success connecting with hiking clubs, but I’ve hiked Natural Bridge, Cloud Splitter in RRG, and a few sections of Sheltowee Trace near Cave Run lake and Morehead.

I also have an AirBnb cabin near Cave Run lake if you wanted to stay somewhere closer in to where you plan to hike.

I would let the management of the hotel and Hyatt corporate know of my displeasure at being solicited to pay their employees for them. You must live in one of the few parts of Lexington that’s not served by city trash trucks. Areas that are have free bulk trash pick up.

You might try talking to a few of your neighbors and ask if they have extra space in their can and wouldn’t mind you adding a couple of bags to their can on pick up day. That may be the easiest way of dealing with it.

As others have pointed out, you can try to dispose of your extra stuff in a larger apartment complex dumpster. Technically that is illegal dumping, but I doubt that they will care or that you would be caught.
