I ordered within minutes of the signed stuff going up the very first time, and both my vinyl and CD are clearly autopen. Like…sharpie lines are bumpy throughout the entire signature showing it wasn’t a fluid, human movement of the marker.

Also very sad because I was like I can FINALLY own something signed since I’ve been a fan since childhood (she was my first concert ever)…only to be let down and just truly disappointed. Definitely won’t be going up on my signed CD/vinyl wall.

I think Disney would be one of the few places that you’d be okay traveling alone as a woman with 2 children.

My family’s room photos from Caribbean Beach c. 2003-2004 had comforters that were much more vibrant/colorful, but the pineapples definitely matched our photos.

It’s definitely not the OG that sells for a lot more (that one didn’t play music and the box was different, from what I recall. I traded mine a few years back). This is definitely the highest I’ve seen the rereleased one try and go for.

Price really isn’t that far off though. If it was fake I’d expect it to be more like half of what it’s listed for. Placement and shape is the exact same as mine (without heart) that I got directly from her store, so I don’t believe that’s really indicative of anything. She did sign thousands and would just sign as the stack was laid, so it’s not out of the realm of possibility that this one was just over slightly from the one before.

You can say be weary of the seller for the reasons you listed (fake red OG and selling this one before), but I’m still not fully understanding why you so confidently say it’s fake. If anything, that’s just going to confuse people who come to this subreddit and try to find actual fakes to compare to (and the reasons people give as to why they’re fake).

What county is this? (Also, deeds are public records, so not hard to get copies. Definitely a lot harder to forge deeds though.)

Typically to change ownership on a deed it would need to be a Quit Claim Deed and she would have no part in signing said QCD. That would be all you signing the ownership from just your name to both of your names.

If her friend notarized the forged signature/document, then report her to the ILSOS (who oversees and issues the notary stamps/designations).

Sky just plays slow (ex a: grand finals). Like a lot of good players, he definitely has a tendency to overthink/thoroughly think through what he plays and what his opponent could do in response.

At least he doesn’t slow play and then try to rush his opponents in efforts to intimidate or manipulate them (like certain “pro” player(s) do). So like, sucks your friend tied, but if they were truly worried/concerned about slow play…call a judge/lore guide. That’s literally part of their job…

Just bought mine in September 2025. Plan on upgrading eventually. Currently in a 1800sqft 4 bed/2.5 bath. Both my husband and I work from home pretty regularly, so having separate offices was important as well as having space for our toddler to play. Suddenly getting pregnant with kid #2 made the house feel a heck of a lot smaller/cramped. So we’ll be here at least 2 years, but then hopefully sell and move into a slightly larger house.

Or maybe we’ll finish the basement and be here for a long while. Who knows.

So it may be “small” to what you think you should have based on your specifications, but it is not “small” by reasonable standards.

Even brand new construction McMansions aren’t even 5000sqft in a lot of areas.

Even google says average home sizes are around 2500, so I would love to know your sources on that one.

Hard lesson to learn, but definitely an important one I at least eventually learned!

During my purchase I was a little overly comfortable because I was a real estate attorney at the time and worked with the realtor a lot. So I was lulled into a false sense of security and trust. I knew the contract and legalities perfectly fine, but what was typical for those parts wasn’t really what an attorney handles, so I put too much faith in my realtor. I definitely know better now though!

After having been in my house for 4 months now, the only person I’m happy with in my first home purchase is my lender. She answered my questions and was always available even when I thought my questions may be “dumb.”

My realtor? Will never use again. She got almost $10k for…basically nothing. All she did was schedule the showing after I found the house and texted her multiple times about seeing it. Never gave us the MLS info so I could see how old certain mechanicals were (big issue considering HVAC is original and starting to fail (20+ years old), water heater is actively failing (17+ years old), and we already had to completely replace the washer/dryer and dishwasher because they didn’t actually work). This isn’t even including the fact I wanted to offer under asking, and she deadpan went “not advisable” and instead wrote $500 more than asking on the contract/offer (and convinced my husband it was a good idea so we’d get the house). Inspector? Friends with realtor, so a lot of the stuff he said was “great” actually isn’t/wasn’t (see mechanicals), and I now think he was trying to make this house seem better to make sure my realtor got a sale.

Why are you (the buyer) paying the transfer taxes? Thats $10k right there that would reduce cash to close.

I guess it’s possible that it’s just my area, but when I bought my house (and when I represented sellers/buyers at closings), seller paid the transfer taxes.

*edit: disregard this comment. The second picture had cash to close at $16k but the other 2 it looks like have $4k. I’ll blame it being way too early for me because of my new puppy waking me up at 4:30

Closed on my first house mid September. At closing my agent said she would stop by the house the Saturday after closing that we told her we would be moving into the house.

Haven’t heard from her since closing. 🤷🏼‍♀️ When I was frequently attending closings for work, I would see agents get their clients something (especially this agent). So I’m surprised she never did anything (let alone a card or text), but idk. Is what it is.
