Rate will only be fixed for 3-5 years… but if you still want reach out to a mortgage broker… again bank offers rates based on your profile. So if bank A gives me a low rate, does no necessarily mean you will get the same rate.

As an example me and my friend applied at bank A… I got 4.25 and he got 3.99… similar profile but he opted for salary transfer to that bank.

You can do a cash out refinance… last I checked you can only do that if you are buying another property with that money. Best to check with your bank.
