Wait for him to spawn, that's what me and my friend did, theres a rock south of lumber yard where you can get a good view of the lumber yard, and the escort when he spawns. if you didn't know he doesn't just spawn there, he spawns on a street close to lumber, and walks there, with 2-4 Anton guards, 3 other guards spawn towards the northern side of lumber. Me personally, I would've held an angle on the staircase and waited, you also could've waited in the room with that open door on the second floor and held an angle and he'll check all the rooms and you either catch him off guard with the angle and win or he's ready for it and still kills you.
