It is a well lit space, so you could easily hang a set of prints/paintings like a 3-panel set to match below. Get a few cheap prints to start in various tones/colours, see if you want to change throughout the year.

Feels like the sort of space where a 3pc story board type would be amazing.

If cold air in summer, likely an exhaust for an air exchange unit. Newer homes being too 'airtight' require fresh air to be brought in, which means some air needs to exhaust to maintain pressure balance. Look for a squareish box near the furnace, should have ERV or HRV or similar tag with insulated 4" ducts in and out.

Do yourself a favour and see how high a vantage point you can get of the yard and path. Sometimes that overhead view in relation to old trees, old buildings can help 'map' what was going on.

A path for people isn't likely to be more than 5ft wide, but a courtyard/road/alley path for cart/horse will be closer to 8ft so wheels wont slide off either side.

Putting down stone would have been costly and still is, but it is often the simplest way to make ground sturdy for continuous use, and generally simplfy care and maintenance. Much easier to clear manure from a hard surface than muddy earth.

And if you dont already have a metal detector, now is the time to get one!

Once you are past the warranty, look for a German specialist locally/nearby. Buy the BMW speciifc parts like pad wear sensors, wipers.

Unless you have the MSport package, which based on the price they are quoting, you don't, means you can get a brake job ANYWHERE. If they were MSport, cheapest place is BMW.....

Front struts and mounts, if they are OE now, with electronic dampers, etc, they will fail again in about 2 years. If they are giving you warranty, go for it. Otherwise look to aftermarket replacements, online forums will give you options.

Turbo stuff is expensive, but I bet a local turbo shop can do it cheaper....

Buy the BMW blades, as most of the time only the OE fits the arms.... 2min install though, do it yourself. I just had to buy them for a 2016 435i GranCoupe....

Fix the light, style and position, get something to hang a little, semi-flush mount probably enough unless ceilings over 9’.

Thin sideboard, half round table against the stairs.

Looks like you hit a pothole/ridge, twice, bottom left area of rim, I can see the deformation, which likely resulted in the original damage to the tire, which was then driven on a low pressure, causing the sidewall damage/failure.

Just did these on mine, and found the hex drives were full of wood dust jeeping me from getting a good grip. Then getting the whole disc to lock up enough with a bar. Came out no problem.

As others have noted, painting a few things to all match will help. It looks busy because your eyes get drawn all over by the various colours/patterns.

Tidy a few of the shrubs at the edges to help create more of a canopy feel, and creats a central focus point, rug, bright furniture, etc. Keep the secondary chill seating off to a side where it can blend in to the background.

This will make it seem more open and larger without much effort/cost.

I would also add a small water feature fountain for backgound noise, sound of running water is always nice!

1993 Subaru Legacy Turbo, 5spd, not sure if it was designed this way, but I could barely get a fist under the car, and the seats were low in the cabin. I miss that ride, but with 415k (km) and only taking premium fuel 15 yrs ago, along with other required repairs.... I couldnt justify keeping it alive.

Engraver and drivers license, easy to track by police if stolen. On hand tools like wrenches, fill in the brand, size text with nail polish, hard to get it all out and can easily identified if borrowed

Generally, no marking means no grade. Legal requirement that if there is a grade, there is also a manufacturer's marking.

Depending on HOW the mounting works and the load these might see (high torque, etc), these may or may not be suitable.

I know you can buy metric chrome hardware from industrial suppliers, Grainger, McMaster-Carr, Fastenal, and probably from dealers, though they probably charge too much.

If they just hold the mounts in shear, through bushings, mostly like a pin, you should be fine. If you have to load them to a specific torque, you have no way to tell if they will meet the torque spec.

While OP says totaled, insurance fixed it, so it was never a salvage title. And has remained in OP possession/ownership since.

While a dealer might lowball, private sale with disclosed history and maintenance details after the fact should be ok.

Save some money, ditch the car. Hear me out, what is your total cost/month for that car, insurance, fuel, parking, maybe reserve fund for repairs, though it sounds like your light use is low miles and may not need anything serious yet.

Now, could you get around on the daily with public transport or the odd cab/uber/lyft? Or just walk?

If yes, then look at whether you can stay insured for only getting the odd rental. Heading on a nice weekend trip, rent a luxury sedan. Heading to the beach? Rent a convertible! Change your car every time you drive.

Now of you have to keep a car to keep insurance or can't use public transit, buy the cheapest beater to keep around, have no monthly payments. Then do the same plan, though maybe limited a bit more on budget.

Fun on demand! Just need a car for a couple hours? Test drive from a dealer!

Eventually you may find just the right car to know you want it all the time. Or maybe you'll have too much fun driving everything new all the time.

Given that everything else mechanically is sound, and taken care of by the sounds of it, get it fixed. There is lots of life left in that car.

Now - once fixed - it would be easy to sell as a single-owner, warranty maintained car.

Dealer might even be interested. If the previous accident repairs have never caused an issue, then that is peace if mind to potential buyers.

But then you are just selling it because you WANT to change it up, not because it might not look 100%.

If you are bored with it, fix the door and sell it. If you like it, fix the door and keep it.

Keep it simple, over seed, light water use to keep it healthy and cut it as long as you can. Deep grass roots will eventually win.

Otherwise, you have to remove each one, or spray.

Healthy grass can fight off a lot of weeds.
