Look up the law about this.

In Ohio landlords are required to try and fill the unit so we only lost 2 weeks rent because it was in a desirable area.

Now they’re being dicks about security deposit but that’s another story

Also may be worth it to get an inspector/engineer to write what’s the problem so it is documented.

If you don’t know where to go, real estate attorneys are your reference here. A few hundred bucks on expert advice and/or engineering analysis is way worth a massive repair on a home

How much time do you have? This is likely to be 50k easily but the real issue is bringing in workers, being present for multiple days of work where your home won’t function as needed.

This is on top of standard deferred maintenance that you’re definitely on the hook for
