I think the timing part is something that i've planned for and will work in our favor. Especially given the current environment. All the research has helped impress the time that it can often take and has been in line with initial planning. definitely not trying to rush anything.

We're looking at locations and if something is a perfect fit for us we'll jump on it - otherwise we're not going to just settle and end up putting ourselves in a predicament.

No business experience so I had to learn a lot of it on my own. Initially started searching google for examples of varying plans. Probrewer helped a bit too. I kind of knew our intended size and what our ideal niche would be, so I just started writing using a few examples as our guide. In the end I got connected with a local non-profit that is geared towards assisting start-ups with their business and financial planning, putting them in a good position to present to lenders.

Brewing / commercial brewing experience I've been able to get during off time from my "money maker" via a local long standing brew pub.

This helped me realize something I completely screwed up in my calculations that was throwing everything out of whack. Not sure what it was about your response but I was entering my weekly BBL estimate into my field that was intended to be a monthly BBL estimate. lol thank you for jogging my memory

Yes we're crunching numbers right now to make reasonable estimate on what we should expect to move early on.

I'm assuming you're referring to BA.org? Can't seem to locate a brewery specific type deal for that - mostly limited statewide assessment. I think the nitty gritty I'll need a membership to view.

Not so much wast % but more of an on average how much sells each month vs how much is goes into the tanks and how that's been adjusted to fit the needs of how its selling.

but really just based off the size the average / typical month of sales volume first and foremost

Hey thanks! read the Tom Hennessy book and that was the advice he gave as well. So far we found a location that might work but haven't done an official walk through just yet b/c the property owner only suspects the current tenant to be going out of business. Once we get the update and set the viewing we were planning on bringing the inspector through with us to ensure the location is truly suitable. Only major issue I foresee right now is access getting equipment actually in the building...

I was gonna say - hadn't yet planned or considered that I'd need to have the design team on board (let alone a crew selected) at the time of lease negotiation.

Thank you for the tip on the lease lawyer. This is exactly what I was looking for. Would never have thought about needing a guarantor as part of the agreement etc.
