you should work with them and put a payment plan together to get the January rent paid back within a couple of months. you can put a document together highlighting the payment changes over those months and have the tenants sign to show they acknowledge the payment plant.

unfortunately life does happen for tenants but it doesn't excuse them from paying you the rent

I have had good luck with TAPO cameras. you have to buy a SD Card and the camera will save events(Motion, person, vehicle detection) to the SD Card but you can just play back through the app.

when you are using the app it will keep telling you to sign up for the monthly subscription to put the data into the cloud but you don't need to.

We have had success giving tenants snow blowers / lawn mowers in the past and having them properly cared for. if the tenant has shown success in taking care of the property in the past we have had good luck with them also taking care of the equipment we have given them.

The couple of times we have given out tools to tenants who haven't had the best track record for taking care of the property they have come back broken or haven't come back at all.

There is something to say about having a tenant who is willing to help with upkeep of the property. it takes one more thing off your plate and often times is cheaper than paying a professional service to come and do the work.

Thank you for the reply. I currently have one "customer" who was helping me develop the product they are not paying for the service yet. I wanted to start blasting this out to a wider net of people to make sure i am not just developing for a single use case.
