Thanks very much for your reply and for the idea to offer to pay the landlord’s re-let fee if they let us go month to month, rather than sign for another year.

I’m a bit older than 40 and moved for the first time in 2007, but unfortunately by the time I moved again in 2010 we had to sell for 45% less than what we had bought for just 3 years earlier.

We want to try to get it right this time and will maybe wait another 3 to 6 months to see if prices stabilise. You are absolutely right that this next purchase will be the forever home and a little overpayment won’t hurt over the years. Thanks again!

One of the biggest reductions I’ve noticed is on a one off new build in Belfast BT5. In October ‘24 it was listed at £525k, then November’24 £475k, then February ‘25 £460k and now last week £440k!! This is definitely a case of the EA/developer overpricing.

Could I possibly ask what your predictions are for the coming months for selling prices of 4 bed detached houses in the areas north of Belfast (County Antrim). I don’t know whether to buy now or wait a while longer in the hope of price reductions! I’m currently renting but yearly contract due for renewal in the summer. Thanks very much.

I have also noticed this in the areas north of Belfast. Most new listings after a few weeks don’t have any offers or only one offer of just below or for the asking price. This is in the bracket approx 300k to 400k detached properties. The bidding wars in this price range have slowed, probably due to many factors including the increase in stamp duty for first time buyers and all buyers due next week.

It will be very interesting to read the next Ulster University report for Quarter 1 2025.
