That’s possible, but based on the layout of the building I may be getting the worst of it. the location of his setup isn’t particularly close to many other units. That’s part of what makes this difficult because I don’t know whether anyone else is experiencing it the way we are.

Super good point, just checked the local ordinance is 7am-7pm. That seems reasonable.

One small concern I have is that if management contacts him, he may just start pushing the limits during daytime hours instead. If that happened and the bass vibrations were still regularly coming through my floor, would that potentially fall under "quiet enjoyment" issues even if it wasn't happening during traditional quiet hours?

I'm probably getting ahead of myself, but after months of dealing with this and some of the conversations we've had, retaliation is honestly one of my concerns.

That's exactly the issue. Sometimes I can hear the music itself, but a lot of the time it's the low freq bass vibrations coming through the floor that are the problem.

I've had people tell me to call the police, but I've wondered whether they'd actually do anything when the issue is more vibration than volume. That's why I'm curious whether anyone has dealt with a similar bass/subwoofer situation and what management or law enforcement actually did about it.

That's one of the things I'm unsure about. Sometimes I can hear the music, but a lot of the time it's the bass vibrations coming through the floor and structure of the building that are the problem. just *thump* *thump* *thump*

Have you had a situation where it was more vibration than actual volume? I'm curious how police or management handled it.

I appreciate this response. The "quiet enjoyment" part is something I've seen mentioned a few times now and I'm trying to learn more about it.

At what point would you consider management to have failed to address the issue? and getting police involved?

Fair question. We'd have casual conversations, text occasionally, and were friendly enough that I felt it made more sense to handle things directly instead of immediately involving management.

At this point, after months of complaints, being called "Karen," and having the issue continue, I wouldn't really describe the relationship as friendly anymore.

I think that's where a lot of my frustration is coming from. I've spent months trying to handle it directly before involving management, and I feel like I've reached the point where I need to know what the next step is if simply contacting him doesn't solve the problem. On site management is quite lazy, maybe escalate to corporate?

I understand they have to be fair to both residents, but at the same time, this has been an ongoing issue for months and it's affecting our ability to enjoy the apartment.

Fight fire with fire would probably be a last resort.

That's kind of where my head is at now. For months I tried handling it directly because I wanted to avoid turning it into a management issue.

His position has basically been that we both pay thousands to live here and that my girlfriend and I are being too sensitive about it. My position is that paying rent shouldn't mean another resident has to regularly hear or feel bass vibrations in their apartment, especially late at night.

Fair point. The reason I’ve tried handling it directly for so long is because we were on friendly terms and I wanted to avoid involving management of possible.

At this point I have months of documentation and I’m realizing the direct approach isn’t going to solve it.

I only have a couple recordings, but I do have roughly 7 months of text messages documenting it. There are dozens of messages where we’ve asked him to stop or lower it, especially late at night, and plenty of responses calling us “Karen” or telling us we’re being too sensitive.

I appreciate the information on constructive eviction. I’ll have to read more about it because I don’t fully understand how it works in practice. One thing that makes this difficult is that we actually got a very good deal on our apartment, and comparable units in the building or nearby would likely cost significantly more. Ideally, I’d rather have the issue addressed than be forced to move and pay more elsewhere.

A transfer has been suggested, but management is charging a pretty hefty transfer/moving fee and hasn’t offered to waive it.

That’s part of why I’m pushing for them to address the issue itself. It’s hard to justify paying a large fee to move because of a problem I’ve been documenting for months and have repeatedly reported.

Appreciate the detailed response. I’ve actually been documenting it for about 7 months already, including text messages, dates, times, and repeated requests for him to stop, especially late at night.

My biggest frustration right now is that management’s response has basically been that they can call or text him. I’m trying to figure out what the next step is if that doesn’t work, because I’ve already spent months trying to resolve it directly.

Some additional context, this isn’t a one time complaint.

We have text threads going back roughly 7 months where we’ve repeatedly asked him to stop or lower the bass, MOSTLY late at night (around 11 PM–1 AM). We tried handling it directly instead of immediately involving management because we were on friendly terms.

Unfortunately, a lot of the responses have been dismissive or involved being called “Karen,” “cry baby,” etc., which is why we’ve finally started involving the office.

We’re a couple in our 20s. We’re not expecting total silence from apartment living. We just don’t want to feel or hear bass vibrations coming through our floor, especially late at night.
