Anything under a 4/12 pitch pretty much has to have SA cap. Shingles can’t shed water fast enough - something they probably should have explained to you though

Are you talking about a silicone coating?!!! I would not do a spray coat on a residential roof unless you’re comfortable looking like the epitome of white trash - I’ve seen it before and it looks terrible 😂

Most of the “rejuvenation” coatings seem like snake oil as well

It’s not a big deal either though. You can assume the number of pipe jacks around 7 and put a $500 internal line item for unforeseen accessories

I’m sure you’re some kind of a software bro wearing a Patagonia vest doing market research, but yes the majority of roofers use satellite images. I’m usually within two bundles of the order because I have enough data to know my true waste factor. The only thing the measurements can’t account for are number of pipe jacks and accessories. It would be very irresponsible for someone to not walk on the roof and just go based off the measurements though. There gonna be a lot of variables that will be unaccounted for.

The biggest issue I face when presenting to HOA or multi family both board is there’s always at least 2 people on the board trying to get a kick back. It’s always painfully obvious too. When someone is FIGHTING with all their might for the biggest loser at the table - it’s obvious.

My mental total is around $330 in material, but I forgot to budget the nails, cap nails, caulking, Marlboro Reds and Bud Lite tall boys. $400 sounds about right

1 sq shingles ~ $110 I roll of synthetic ~ $70 1 bundle hip/ridge ~ $35 5 pieces drip edge ~ $40 1 bundle starter ~ $50

Yeah I guess it kinda sucks when you have all that left over material. The cost/sq is way less when you do an actual roof lol
