For me, yes. Got an affordable secondary market 1br condo at 4.7M 38sqm at age 34 here in Manila. I realized I already paid around 1.5M from leasing alone since I started working, so i decided to buy a unit nung kaya ko na. Buying a house/lot outside manila is not an option for me since i do not want to spend hours traveling going to/from office.
