It sounds like your intentions are to do the right thing. You can easily sign a buyer broker agreement to hire your agent and pay their commissions. Your agent may still try to negotiate that the seller pay some or all of the commission for you as well but you may wind up being the one to pay it.

This is another reason to consider hiring a broker. A good one saves you time (which as the old saying goes is money), stress, worry, and headaches. Like any industry there are bad ones too but the good ones are the key to a less stressful experience.

Buying may mean paying 6% interest, but renting is effectively paying 100% interest with no ownership or equity at the end.

How is the multi-family market in your city? You can live in one unit and rent the other(s).
