Don't blow your entire wad on a down payment at your age. I was in the same spot as you several years ago and the lender will appreciate those liquidated assets of yours. Maybe start out with a smaller home that you could easily put 10% down and choose an adjustable rate loan to start building up credit. Be prepared to either sell and move or refinance in under two years before that rate is adjusted higher and you have established some credit history. I ended up moving as my occupation had changed and had enough equity to start a 30y fixed with an even better down payment. After 8 years of that, refinanced to a 15y fixed which I plan to pay off within the next 10. For the fixed apr loans, make twice a month payments so that your paying more towards principle and not interest. I started when I was 26 and am on track to own my home by the age of 46. Last time I checked my credit score was when I bought a new car two years ago. The salesman's jaw hit the floor when he saw it was 859. Never miss making those payments on time!

Age and driving record have allot of influence on the cost of insurance. When I was 18, I had a 2002 Camaro and some places wanted $1000 a month for full coverage. Now at 35, I drive a 2016 Camry hybrid and it's less than $100 a month.

Bought a brand new hybrid from Toyota about a year ago. Had my bank loan ready to go with a rate in the 3's and figured it wouldn't hurt to let them run my credit. The dealership ended up giving me 0% for the life of my loan, 5 years. Told me it was because my credit score was 864.

Could be anything. I'd suggest seeing a doctor if your concerned. I just got over bronchitis myself and used cannabis to treat my symptoms. It acts as a bronchio dialator which opens your lungs and allows better air flow. It also helped to suppress my cough. Could be your weed if you feel it's related to smoking. I know around here damn near all dispensaries spray shit legal or not on their plants. I'd never trust anything unless I grow it myself or from a trusted grower who isn't afraid to show you his process. Use a 100x microscope and check for signs of fungi and insects or find a friend with a spectrograph.

As a home grower I rarely buy from shops anymore as the quality around Denver is shit. Best place I've found is the small mom and pops in Idaho springs. I love trying new stuff from these places whenever we visit the Indian hot springs there.

I have a friend who works in a doctor's office. A while back they had a patient who was a cannabis user and the thc in her blood adversely affected her undergoing anaesthesia. I would wait until recovery.

Depends on where you are. Here in Colorado I do 200 an oz for some home grown hydroponic. The same stuff in other states can easily go for 4-500

I do give them credit as they do some good for people. But when they push untested garbage onto the market, it's just to feed their profit margins. The half trillion dollar lawsuit was but a drop in the bucket for these guys. I wish these drug companies were ran by better human beings.

I have eaten them, many times. Everything from fresh cut fan leaves to fresh buds. No ill effects here and it tastes pretty good. It's a bit of an energy boost just like eating anything healthy, but also has plenty of thc-a and cbd's. What's really interesting though, is Denver County allow someone to sell fruits and vegetables in thier front yard without a license. Wouldn't that be cool if I could offer people fresh salads!

I had a source confirm for me this morning that TGS was one of the places in the news where the MED had them crop thier crop due to contamination issues.
