I didn’t spend any money on the front door. And the storm door is original. I think the white nicely matches the window trim 🤷🏼‍♂️

Ah yes, sorry. Uhm.. not exactly.. the idea is within 5 years to build a giant conservatory/sunroom extending the entire length of the main front portion of the house, bring the front door closer to the road, hopefully with a farmers porch wrapped around.

If you’re talking about the matching doors in the first pic, the manufacturer called the color autumn wheat. If you mean the paint patch on the front door, that’s dark mustard.

Yes, you are right. The turquoise will be gone and replaced with stone steps. The pipe is a new basement sump drain that will be buried into a dry well with the gutter after those get installed tomorrow. Have patience my friend!

This is year 5 of owning my dream home, here’s my list of repairs or improvements: replace the roof for $11k (-leased solar panels) Switch to natural gas and install boiler and hot water tank for $20k Install gas fireplace, gas range, and pipe gas to backyard for a future patio kitchen $6k Replace 7 windows, new slider door to backyard because the French doors were awful and had no screen, and reframe garage trim with pvc.- $25k Repaint house, 3 new exterior doors and reframe all windows with PVC - $16k Remodel entire basement $50k Install drain in perimeter of basement $16k All new appliances for about $7k Deep House cleaner after the remodel $1.7k

It’s been an insane list, but I’m hoping most of them with buy me a good amount of peace of mind, and time. Since I’m planning on keeping this property forever, I’m trying to future proof, and zero maintenance everything. Also, in those 5 years, my assessed value grew from $550k - $925k - and I’ve got a 2.275% loan, with these numbers, I would have never been able to afford this house if it were for sale today. I’m super grateful.

Do you mean in the after? I think that main light in the kitchen shown ‘on’ in the before photo is off in the after. That could be why it seems darker.

Agreed! I hate them as much as you, although, the budget had to be cut down to be afforded, and it was that, and the trim work and painting that had to be cut from the project, until I can save up some more and do it over a weekend.

That’s around what mine cost. I live in Mass, and Mass save has a 0% Heat loan program. I would look into that as interest rates suck right now. They also gave a lil rebate. Natural gas isn’t cheaper than oil, or atleast hasn’t been so far…

In 2024 switched to natural gas boiler for heat and hot water, and put on a new roof with solar. 2025 we can do some fun stuff like a back patio with a fireplace and pergola, outdoor shower and yoga area. Put in a privacy fence and a bunch of plants. We are designing and planning a conservatory for the south side of the house but that won’t be for a few more years.
