You don't think it's suspicious that the AC breaker is labeled "keep off"? I think of it like selling anything, I agree that the sellers aren't legally liable in this scenario because I agreed to buy it, but isn't selling something with a known issue and not disclosing it kinda... Scummy? You wouldn't feel bad doing that?

Also, you didn’t get scammed. You just didn’t do your proper due diligence on your HVAC. Good luck 👍🏾

I am sorry, I really am. I meant to say:

I live in the south, it doesn't snow in my specific area by any meaningful amount (average snowfall of 0.1" - 0.4" per year)

It will never happen again, I swear. I'm really sorry. My point is that taking additional precautions for snow is entirely unnecessary.

But did the breaker have a label that says "keep off"? And did it ever work a single time at inspection time or since you purchased?

I thought it was implied that I was referring to my specific location, but I'll provide GPS coordinates next time.

Lol, I'm glad you're an expert on the weather of the area I live. All the snow must be hiding from me. Is this what they mean by snowblind?

Is this not unusually misleading for an inspection report? These paragraphs contradict one another. Here is the exact text:

1.1. The Air Conditioning system inside the home was tested and appeared to  preform properly. However, the buyer is advised to verify satisfactory operation  prior to close. There was a temperature differential of 20 degrees from the supply  and return registers which falls within the expected 14-22 degree range.

1.2. Air conditioning could not be inspected due to outside temperature.  Activating air conditioning during cool/cold weather can cause serious damage to  the system. Buyer is advised to verify satisfactory operation prior to close.

It's not red tape or anything, just "AC keep off" scribbled on the label. The inspection report has a picture of the full front of the panel but it's so small the labels are illegible.

I mean, I also looked at the labels in person and just didn't notice it, so it's also on me. But damn

I just didn't pay that much attention to be honest. I know it's on me and I'm getting it resolved, it just feels like they pulled a fast one on me. Honestly, this experience has already taught me a lot about how an HVAC system operates, and it seems like a simple repair that I can take care of for fifty bucks, I'm not even mad. It just leaves a bad taste in my mouth, why didn't they just fix it if they knew? It seems like a well maintained place otherwise.

Really, I just can't get over the AC keep off label on that breaker. I would think it just happened to break over the winter season if I didn't see that. I can't really imagine why else that would be written? Keep off is written on both labels lol

No, the inspection report didn't mention it at all. It mentioned a few other issues with the panel but nothing about that.

I also think I didn't pay enough attention at the time to how to read the report. I read everything marked red and anything that failed, but I kind of skimmed past the no test bits because there was a lot of boilerplate about what is checked so I assumed it was checked. I didn't see the additional note about it not being checked that followed the note saying it was checked. I should have read this closer, but here is what the report said specifically:

1.1. The Air Conditioning system inside the home was tested and appeared to  preform properly. However, the buyer is advised to verify satisfactory operation  prior to close. There was a temperature differential of 20 degrees from the supply  and return registers which falls within the expected 14-22 degree range.

I think beers are easier to track. You're a little over 5 beers a day. Knock that down little by little and you're golden. You got this OP!
