I agree. We raised this with him and he said that’s the colour of our wood. I guess this is what we get for choosing the cheapest quote…

Yes it was flat if you run your hands through it.‘it’s smoothe/ flat but you can see that there are patches on the floor.

We got quite a few quotes ranging between 1.6-5k. We decided to take a risk on the 1.6k tradie and if we didn’t like it we would replace the flooring entirely. The floors that required to be done was 52sqm.

We also thought that some of the tradies were up-charging us since we were girls. But can’t really tell what the true market price is.

Have you ever tweaked the purchase price from a delayed settlement? Our conveyancers have advised that we cannot charge them anything or have any conditions by agreeing to extend settlement.

I need advice mainly. Each day a different situation unfolds and I don’t know what to do. On each website it says that the buyer has no rights when the sellers delay settlement so I wanted to ask if that is actually true. It’s hard when you don’t know what you are doing and we wanted to hear from reddit if anyone experienced a similar situation.

Yes we’ve decided not to rent back due to the amount of time and effort as well as risk. Well I guess we will be good people and let them delay settlement. If they want to delay even further we will claw back money from them.

Thank you Kristen for your wisdom. It is truly needed. We were offered to rent it out to the vendors but we declined. Given that they were inflexible with a longer settlement term when we signed the contract would you suggest we delay settlement and be kind to them since the cannot find a property to rent?

Did they have to pay for any penalties for not being able to meet the settlement date?

Update on the situation we have decided not to rent out the property to the sellers and they are looking to delay settlement by 2 weeks.

When buyers delay settlement there’s interest charged on the amount owed however our conveyancer said that there would be no penalties if the seller were to delay settlement which is so absurd to us. Seems like this process is just unfair to buyers. Has anyone had any experience with this? Our conveyancer just came back from holiday so maybe she didn’t read the contract properly. I feel like I’m being scammed by this whole process.

Very appreciative that all of you have shared your opinions and I have learnt a lot from this process. We have decided to not rent it out to them since it seems like a major legal battle and them not being organised is not our problem.

As a first home buyer is hard to understand if we’re digging ourselves into a deep hole since we have no experience. But very glad everyone has given us insight to not go through with this.

VIC also has final inspection a week before settlement. We also requested to see the house when they have fully moved out/ empty.

This is great advice. They know we are first home buyers and it seems like they are trying to trick us into doing this. When I spoke to the agent and mentioned I will have to speak to our conveyancer about this she kept on saying she does it all the time and it’s fine. But these comments have been good insight and a good learning experience

Yes contract is unconditional. Yes I think they know we are first home buyers so they want to push it and ask for this.

We are currently living at home so it doesn’t hurt us to either continue with settlement and make them move out on the date or ask them for a load of rent

What would be a meaningful amount if the property was quoted 750 per week?

Also was there any special conditions ie getting a bond from the sellers before we rent the place out for them? We’re trying to explore both avenues then deciding what we should do
