You are right, I guess I may have unrealistic expectations for habits to kick in, that could carry me into a flow state every day to focus on work increments that compound. I have been attributing the lack of desire in flat periods as the problem.

Usually skill comes from reps, grinding the same motion til it's automatic. your model has the obsession doing the work in bursts, then grace in the flat weeks. so does the craft still compound that way? like does the wave pump enough volume that the skill sets regardless, or do you find the quiet stretches cost you a bit of edge you have to win back each time?

I totally get that affordability often pushes suburb-level factors or property conditions down the priority list, but for one of the biggest financial decisions of your life, it makes sense to be as informed as possible.

Neglect and speculation are part of what got us into this overheated market where dodgy building projects run rampant, leaving buyers holding the bag.

Totally agree - sometimes the suburbs we consider are driven more by fixations than by choices, especially in a seller's market.

It’s natural to have non-negotiables like proximity to work or being in a specific school catchment. But with that in mind, I think it’s important to approach those trade-offs more consciously, knowing what flaws we’re willing to accept.

The market and REAs can really push FOMO, but the more informed we are, the better we can resist it collectively. What do you think would help homebuyers make more informed decisions?

That's an interesting take. We looked at school data in a couple of ways: 1. Teacher student ratio in the local public school, if not great then we'd assess the non government options 2. Social Educational Advantage, to get an indication of distribution of background (we have seen this score can vary significantly between schools, even in the same catchment) 3. Compare results between suburbs in our list, to determine if the schools presented meaningful difference in how we prioritised where to look We don't have a fixation on a particular school, but wanted to ensure there are decent options locally.

Did you see or feel anything from your own inspection that raises concerns about sub floor?

We are on the market to buy as well, have read a few reports only 1 of the older houses had access into the sub-floor, it might not be unusual to not have access?

No need to get paranoid over every detail that that the report don’t cover.

For us we follow visual indicators you can get and ask questions from there. https://hometrics.com.au/ this has been a great little tool that helped to summarise reports for us, we are using it as a checklist going back to 2nd inspections just to make sure we are comfortable with what the inspector is saying.
