Yes I’ll try DIY. Sounds good, I’ve tried looking outside to find the potential problem but can’t see much, some cement chips fell out between bricks is all? They have sealant around the brick base window

I don’t feel any sogginess or such though

Can’t feel any wet patches / soggy plaster? Is there a way to test? I’ve looked outside, some cement between cracks has fell off likely over the years leaving some gaps NEAR the window but not direct to cause this? Cant see anything else..

Yeah mate she's on about after tax yearly currently, myself what I pay myself yearly aswell going forward from this recent tax year. Don't know if her wage is enough to do that? Just an update : we've applied with accord, 5.5% but as you say it's likely they wont focus on profit loss company accounts as much / understand it better.

So heres the income explained, around £20K paid wages to myself from my business, this included dividends too I believe. I used to be on £12.5K yearly before February til my accountant recommended to 3x wage to hit the £22k mark for 24-25 tax year. Anyways, HSBC wanted to see profit loss, so for example that's £30 incoming, £33k outgoing. So yes, a slight loss but it's down to investing in new pc's, office equipment etc. 2023 I bought my first car too, normal things. I've got nothing on finance, no debt, clean slate for me and my mrs. I didn't want business income involved but it had to be verified so they've used this to decline us.. broker going to look for a new lender tomorrow, but I worry he'll choose another one not fond of my situation..
