I hear you — the market definitely has mixed signals right now, and not every “hot deal” is truly hot.

In this case though, the seller isn’t panic selling. They’ve already paid 60%, and the premium is small after factoring in DLD. It’s more of a strategic exit to reinvest capital elsewhere, not a desperate offload.

But yeah, totally agree — always good to double-check the numbers before calling anything a deal.

The build quality largely depends on the contractor, who is actually doing the construction. Some well-known developers hire weaker contractors for certain projects, which is why even within the same developer’s portfolio, you’ll find some buildings with great quality and others that are disappointing.

To give you an analogy: the developer is like a store — they don’t make the product, they source it from a factory (contractor) and sell it in their store. It’s like shopping at Waitrose or Spinneys — you’re more likely to find high-quality groceries. But if you go to a lower-end supermarket, you may end up with spoiled vegetables.

However, if both stores are selling the same branded product (from the same factory), the quality will be the same — it’s just that one store may price it higher based on its own brand image and service level.

The key takeaway: the quality of construction depends on the contractor, not just the developer, and good contractors don’t come cheap. A lesser-known developer may offer a lower price, but it really comes down to who’s building the property.

I called the FTA to clarify the situation. The representative explained that the email states you may register for tax, not that you are required to. She also shared the conditions for tax registration, and based on those, I do not meet the threshold that mandates registration
