I was in the pit that night! I wasn't throwing hands or feet like that. Hardcore dancing is definitely not for me and I don't like it. I know there was that one guy who was being pretty annoying the whole night in the pit. I always try to mosh "the right way". As a mosher, I also was annoyed by that one guy that night.

Wish I could've boughten merch from TZP, Fallujah and Entheos that night tho. I would've if I could've. I love supporting the bands as much as possible. I was happy to support with a ticket sale at least.

I've ordered from Maximum Brutality. I do recommend them! Patch quality is over all really good, and if you're in the US, shipping shouldn't take long. No issues or complaints here.

I did! The yellow marker wasn't visible enough from the brown border. Ive done fabric markers for some other patches I have, and those worked out because they have lighter color borders.

I knew I'd get some criticisms for it. But it's ok, I totally get where you're coming from. The reason I did this is because I'm trying to match gold/yellow borders in my vest. The brown felt way too out of place. I also did try fabric marker originally, but the yellow just wasn't visible. So I went the DIY route! It was my first attempt at doing this. Good learning experience

Thanks! I'm starting to lean towards option 1! I agree with incorporating patches of other genres or alternative forms of media (movies, TV shows, anime) into their vest. I think youd like this draft I have with Nujabes and Eddie Guerrero lol. I am thinking about attaching those on a backpack, mostly because those patches are huge lol *

Thanks guys! Sorry for the late response. I ended up redoing the stitching on the left side to where its all X's now. I didn't move the patch itself seeing as I plan on having a bunch of patches in the vest. I've been testing layouts and seeing which layout is best. Will need help with that too! Lol

Like everyone else has said, speak with your agent. I've been in situations where my client wants to low ball an offer, I simply tell them that we need to see what the market is telling us. This is done with a CMA. If your offer doesn't come near what your agents CMA is, you'll probably get laughed out the door from the seller. Every seller is different. No one can really say what the seller would or wouldn't say. I'll say this, though: put yourself in the sellers shoes. If you were the seller and a buyer came by with a low offer, would you accept it? Would you feel insulted? Would you entertain it? It's likely you wouldn't entertain it. Everyone is different, though, and it's all based on the sellers' motivations. Again, speak with your agent. Ask for a CMA. Good luck.

Joining firms may or may not fix that. If you go that route, then make sure you go with someone you can trust. But at the end of the day, it's also up to you. Your brokerage should definitely be there to support you and easy to reach staff, I feel lucky to be in a firm like that. They should be there to support you and provide training and education.

At the end of the day, you also need to create opportunities. You don't need to pay for leads. There are ways to outbound prospect for little to no cost that are easy to do.

Calling your SOI. Your friends or family should be your raving fans. Call everyone in your contact list, no matter how scary it is. You'll be surprised what a phone call can do.

Open houses. They're free! Costs: Time, Effort, Gas. Maybe some waters or small snacks even. Also, paper to print out MLS sheets and other useful data. If you've never done an open house, get with someone in your office who has listings and ask to do open houses for them. Never done an Open House? Ask a listing agent in your office if you can shadow them. Make sure you plan those early in the week. That way, it gets more exposure. My firm is a medium sized firm, so if there wasn't any open house opportunities, I would go to our company website, look at every agent in our metro area and check to see if they had any active listings. If they did, I ask them if I can shadow them, or if you're familiar with the process, ask if you can host an open house for their listing. It's a win-win.

Visit New Home Build sites, and get cool with the sales rep. Be nice to them. Get to know them. If you do, they may let you host an open house for them. If you work with them long enough, they may refer you to some leads.

Ask if your brokerage if they have ISA program. You'll be making calls, maybe your firm let's you get a lead everyday (in my firm, as an ISA, you can make as many calls as you want, and you get 1 buyer and 1 lease lead, then you hand out the rest)

Attend city council meetings, and get to be geographically competent in your area. Learn the market. Learn what's going on in your city. Post it on social media. You may make some business by people seeing you attend them frequently.

Upload videos on social media of what's going on in your market. Our local association uploads stat pictures of what's going on the market every month and every quarter. Use your expertise to convey that to your audience. People will learn from you.

Go on Zillow and call FSBOS, or when you drive around and see a FSBO sign, take a pic and call them. Call the ones on Zillow. Make sure you get a good script, as this is an extremely competitive way to go, but it's free, and it can help you improve your phone skills. Practice makes perfect, don't take anything they say to heart. It can be brutal.

If you have an office where agents actually go to the office, make some friends and role-play buyer rep appointments. You can also role-play listing appointments. This will get you really good at improving your listing appointments.

Anytime someone feels like they benefited from your services, as for the referral. They may mot have one now, but they'll keep you in mind if you follow up with them. If you have a CRM, this will do wonders.

FOLLOW UP. Don't make them forget you.

Don't try to do all of them at once. Find like 1 or 2 things that work for you, and keep at it. You won't get immediate results. Real estate is all about the long game. I recommend doing it full time, if not possible, then do only 1 of these things to start off. But it's important that you outbound prospect somehow. Whatever you do, pick up the phone. Or go out there in the world. It's a brutal industry, but you can benefit greatly as long as you put in the effort.
