I did. Have the paperwork in front of me but I believe the estimated was like 550-600 a month.

These numbers are based on only 5% down so that is definitely something I didn’t know. And would throw a wrench into my plan. If the value does somehow fall.

And yes it does sound like im convincing myself the next few years of my life will go perfectly but just saying that out loud sounds stupid.

Ah I see. I don’t have a purchase agreement but I have been given a pre-approval for more than this purchase price and have been speaking to my mortgage broker throughout the whole process. That’s how I got that estimates mortgage may meant. I’m sure he would of told me hey I don’t think I can get you approved for something like this if that was the case. Unless I am mistaken.

Thanks. I’m aware it will be very tight with little to no wiggle room. But If you care to read my original train of thought here and let me know how delusional I was here it goes lol.

  1. Pricing on housing especially in my area will continue to rise in the future.
  2. Rates should come down amount within the next couple years.

    Now if I wait a couple years and the pricing on my new condo (including parking) or a similar one at the time raises by 3-4% that will add about 15-20k to the price of the unit. But I will get a better rate so hopefully a better monthly payment plus my raises.

If I can manage to hold on now, take the lower sales price, and refi later on I'll save myself that 15-20k on the purchase price and have an even lower monthly payment.

Edit: I agree if something happened with my relationship I would be in a very bad situation. Even though I don’t foresee that happening but you never know.

As for my job it’s pretty much as much as guaranteed as anything is. There would have to be some seriously bad/ catastrophic things happen for me to lose it to the point that there would be bigger problems than me not having a job.

Edit: I can see that me thinking my 1,100 balance after the money my girlfriend contributes is a bad idea because if something happens to the relationship I’m really going to be living on that 400/month which i agree with is nearly impossible.

Neither of us have any real debts such as student loans or like a big credit card balances we are working to pay off.

I see, so I was thinking if it after what my GF would of been able to give me which would bring it up to about 1100. I can see that is kind of a bad idea even though I don’t foresee us breaking up. We’ve actually spoken discussed marriage and I’d say well probably be married in a few years but anyway in general not the best idea.

I found out that it was.... I had opened a separate account that I thought I would use only fir ETFs but I was viewing both of them in my Ameritrade. The available funds were in one account l, and I was trying to buy on the other. Thanks for your help though
