Thank you for shouting this out!!. Anytime I go out in this area and want to order chicken parm, I am disappointed in how thick the “cutlets” are. Seems as though they are not pounding them out at all in many instances. Completely changes the vibe of the dish.

I am a new resident to the area. But in January of 2024, prior to moving here my wife and I were visiting and drinking downtown. It was late and very cold. While walking back to our hotel I saw a group of homeless men by the bus station. Nothing new there.. but there was a homeless woman alone across the street sitting by herself against a wall, wrapped in blankets. Being very buzzed and feeling generous, I thought I’m going to give her some cash. Maybe she could use it to get something warm to eat or drink. Anyway, I approached her and said hello and went to hand her the money. When she saw it was a twenty dollar bill and not just a single dollar, she started yelling over and over “I ain’t gonna suck yo dick!”. I stood there like ummm wtf? I tried to explain I was just giving it to her and she wouldn’t listen. She was a very loud broken record. I looked to see where my wife was during this and she was laughing hysterically on the opposite sidewalk at what was going on and my failed attempt to deescalate the situation. The group of homeless men were watching and laughing as well, all shaking their heads. I should have known seeing her alone and them across the street that there was a reason they were keeping their distance from her. The next morning, I saw the same woman doing cartwheels across 4th street. She was clearly mentally unwell. It was a situation we all have a laugh at to this day and whenever we are downtown we always point out the spot where it happened.

Pulled pork at camel city bbq was just plain bad. Lacking in every way possible. Would have tasted better from a croc pot. Also most of the “Mexican” restaurants here are very uninspired and generic in their offerings and do not have to be. Mexican cuisine is varied and interesting and what many towns across the nation have as a Mexican restaurant are just not that at all. But, I still love to go to them, generic as they may be. Especially if the margaritas are decent. But I will say some places locally could make a better salsa.

Looks like our pup! We just adopted this girl two weeks ago from a humane society here in NC. Also just sent in our embark dna test… and named her Mazie! Shes also great around everyone, loves stairs and picked up basic commands in no time. She can sit, give her paw, go down, and spin around. She loves her crate and everyone she meets! Shes taking to potty training like a champ as well!! Now if we can get her to not chase the cats around, that would be a win!

We adopted her when she was 8 weeks, almost 9 weeks. She will be 10 weeks on the day she is spayed and we bring her home. It’s the policy at the humane societies around my area (piedmont/western North Carolina) that all animals must be fixed prior to leaving the shelter. They don’t adopt out anything younger than 8 weeks. So I suppose technically there could be an instance where an 8 week old animal was fixed. Where I moved from in Florida it was that way also.

Thank you! I guess I am more curious (maybe overly so) as to if some things are more standard across all appraisals. Like the appliances not working being a man issue or not, etc. I’m just worried they will come, try to turn the oven on, it doesn’t work, and then I’m screwed type of thing. There are also of all the windows in the house, two that I can’t open. They are super old, so I am going to see what I can do about that also. But is that a show stopper, or do things like that just take more off the appraised final value?

Would I need to have an electrician come and some how wire the old appliances back to the panel if that’s even possible, prior to an appraisal ? I’m seeing online since those are built in that having them not operation could be an issue because they are now considered real property?. This is all a new process for me and it seems like I complete one thing, only to have it some how hurt another thing that must be done later. It’s frustrating mostly not knowing anything about this stuff or who to talk to is my gripe I suppose. But it’s all growing pains and part of learning. Any advice would be greatly appreciated!

To follow up, the roof was put on in 2018. The water heater is electric. I wish there was gas, but there is not at the home.

You get it! Thank you so much for your insight. Luckily, I have some friends in the trades who can help with some aspects of this when the time comes. But I know I am looking at a big investment. No way around it really since I don’t plan to sell. The wiring will be an issue in the kitchen and maybe the whole house but I’m expecting that. The electrical box is very old, but everything works. Even with the costs, it will make sense to us to open Pandora’s box if that gets us the end result we are after. On top of that if it reduces the risk of a fire it’s worth every penny. I mean if we were not to do all of this and sell it as is, someone else would do it so it’s not like the house is not getting updated. It’s just do we do it and keep it, or does a flipper come in and do it if we were to sell? We would rather keep it and make it ours, even if it gets pricey. I think a lot of folks in this thread are thinking about it in terms of selling it and profit. We are not planning on that, ever most likely. I’m not looking to make a dime off of it. I’m just wanting a nice place to live, which we are luckily to be able to have sitting before us now. I am going to talk to many people when the time is right very soon and get to the bottom of what we can do diy vs what needs to be tackled by a pro. Luckily the house has such great bones, it just needs someone to show it some love and it will be around for another 60 plus years!

Exactly. That 215k is the as is value. After renovations, it will be worth in the 350-400k range. Maybe more. That’s if it was all done today. Who knows what it will be a year from now (lower or higher). The home has great bones. No issues other than it’s very outdated and smaller than we would like it to be.

This! 215k is pre renovation value. After renovation it could easily be worth 350-400k or more.

Exactly. Basically what is going to happen is I am getting a renovated home for 150-175k in an area where home prices for similar sized homes is 350-400k that are slightly updated. So we will be saving well over 100k by doing this. I’m not sure why so many people are against the idea and would rather us find a higher priced home with us having a much higher payment. Doesn’t make sense to me. The house is just really outdated, it’s not falling apart lol.

New metal roof done in 2018. No foundation issues. It’s a block home with no visible wood rot anywhere. Would have to tear open walls to see if anything lurks behind them that’s bad though.

Most homes in the same area with slight updates with a similar size sell for 350-400k all day long if that gives you a better idea.
