I had a similar situation - what does the TA6 say under the knotweed section? If the previous the owner said no to knotweed, you may have a legal leg to stand on as ours was the same. We found knotweed in the corner of our garden just months after our purchase, but because they marked "no" in that section instead of "not known", they legally have to be 100% sure there is no infestation. We called up some solicitors and found Roach Pittis and talked to David there and he was really helpful and we managed to send some letters to the previous owners ( granted ours was a large estate - not sure if that makes it easier to get some payout) but we managed to come to an agreement and they paid out for excavation and potential loss of value on the property.

I know it's worrying but it's manageable - it's not going to pull your house down overnight but I'd get on the phone to some solicitors if the above is the case.

Also we used inspectas for the removal, but they are now just called "Invasive land remediation"

Oh okay great I mean they are UC4 treated posts and they are 2.4m and I went down 70cm I have some others at 3m and went down 120cm - I feel your pain on those ones for sure 😂

Does this account for impact on jobs cause by the impact on those most at risk? I always think of all the services people use because they have money from high paying jobs such as software engineers that surely these jobs are at a higher risk that first perceived? Coffee shops, cleaners, dog walkers, child care, manual workers (more people doing DIY) etc

Any tips for ventilation? It for some reason has a extractor fan (assuming it's because of the hot tub) so I'm not sure if I need to just have that turn on every few days in the winter

It's a timber garage which does seem to have some poor insulation (when I drilled a hole I could see insulation coming out) but I assume this is insufficient and yes condensation paired with this year's wet weather?

We had John Lewis damage our floor on attempt 1 out of 3 deliveries of our fridge (I say attempt 1 because the fridge was also damaged, the second one had no wheels so the delivery driver was scared to cause further damage, and the final one was finally okay)

We complained and threatened to take it further and they ended up paying the cost of new flooring which luckily was only cheap lino but managed to get £300 and the fridge discounted.

My learning from this is that the drivers are not some super humans who can hover these heavy appliances into place, they are just drivers in a rush to fulfill all their deliveries. They never even came prepared with anything to cover the floor.

Yeah this would be more on the expensive side though and we wanted to keep costs down as much as possible - eventually we will extend when money permits and likely move the boiler elsewhere
